  • we are also selling - I have had to undercut competitors within a mile radius by about £5,000 and ensure that the property looks well presented ie; putting fresh flowers out every few days, dressing kitchen, spotlessly clean (property is empty). We had two offers after five viewings (originally on at £365,000 in Feb - proceeded at £354 but couldnt get mortgage after four months of trying) - now on at £345 and have accepted offer at £320,000. We did get another offer at £330 but we didnt feel they were as committed as lower offer buyers.
    My advice is to undercut others if you can - remember that if you are buying again then hopefully the properties you are looking at will have also come down in price proportionately. More important in this market to go for buyers who can proceed and are committed than to necessarily go with highest offer.

    ive lived in camberwell charlton and new eltham and to be fair when i moved to new eltham it was lovely quite villiagey but now what can i say ,im desparate to move crime is getting worse roads are buy streets are dirty and houses are not worth what they are selling for but then again the same goes for a lot of areas in the south east.

    Nice to see I wasn’t viciously attacked for my slightly negative post at #14. In other forums I’d be reading very unpleasant PMs by now.

    Perhaps rating an area can be defined in modern terms. The Waitrose presence might be a factor. How about no metal screens on the shop fronts? Plus no vomit everywhere first thing in the morning?

    The EA’s details would be something like: a deceptively spacious 2 up 2 down terraced in downtown Trumpton. Only three minutes walk to Waitrose and very little vomit to clear up on a Saturday morning.
