A year ago another mate sold a much smaller 2 bed in Lewisham for £280 within a week of it being on the market. Similar areas.
I'd live in Lewisham over Streatham. Better transport (DLR and fast overland trains to Victoria, London Bridge, Waterloo, Cannon Street, and Charing Cross) and nearer open space (Blackheath)....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -

you also forgot Camberwell. Where yes there are a couple of nice roads, but effectively is ghetto through & through. Someone got stabbed through the heart tyhe other day for a luois vitton handbag. ( was it real or fake, Metro didnt say)
You also forgot Stockwell "clapham north" and Brixton as ropey rough places. I wouldnt rule out Battersea/ wansdworth road and surrounds either as rough as hell, just because there are a couple of nice roads, does not make the district nice at all IMO. Plenty of stabbings round there.
In fact the better way of asking is where isnt in South London and out and out crime hole, and I would say Putney/balham/Sheen/ Mortlake/ dulwich? ( in fact, anywhere that has a waitrose
)
Im living in Elephant & castle now, and looking out of my window I can tell you most of the time we see something pretty scary/wrong ( gangs of hoods legging it the minute they hear a siren through the estate, neighbour feeding her pit bull dog the dregs of a stella can found on the floor, getting followed when I take the dog for a walk etc)
Really makes me laugh when EAs talk up this area with the regeneration chatter. At the end of the day a few shiny new buildings costing taxpayer £££ is simply NOT going to reduce the amount of crime and deprivation in this area. Its just not. However the quality of the housing in this area is probably going to be totally poor, the exla flats I tried to flog around here were truly BAD and thats whe the owner could do the bathrooms etc themselves. I do feel for noraml families and elders who have to live in the sort of conditions Ive seen in council housing around here, so yes, the development is overdue, but I as ever have my eye on value for mney for the taxpayer. Funnily enough when I was an EA ( for 5 mins) around here we were told to stop talking about "regenration " of E&C to buyers in the vein of "once XXX is built the area will improve" we were told to stop saying that, as there was nothing could be proved and we could be done for misdiscriptions so best to say " have you seen the plans" "What do you (buyer) think of them" instead :rolleyes:
My feeling is about london prices as they continue to drop is that if I had 250 to spend, I wouldnt spend it anywhere in south london ( hey apart from Sheen

I think you've moved North of the river now

Acton isn't actually too bad anymore - much of it's turned into an overspill area for posh Chiswick. Friends of ours recently sold their mid-terraced 3-bed for almost £700k! It wasn't even big - originally a 2-bed of which they converted the loft - for example the kitchen was tiny, and so was the garden. No way would I pay that sort of money to live in Acton, but our friends made a nice profit (they bought in the mid-90s).0 -

It may well have been but Darlington isn't part of Middlesbrough. It's 15 miles away in a different county. Middlesbrough is dominated by heavy industry, while Darlington is more of a market town.
Darlington is about the same distance from Durham as it is Middlebrough so comparing it to the nearest cities is going to produce some disparity!0 -

There are more nice places than that, to be fair - Blackheath, Greenwich, Richmond, Kingston, Surbiton, Wimbledon, etc. If mind-numbing suburbia is your thang, Bromley, Bexley, and Beckenham are all fine....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -

My boss comes from Darlington and went back there two weekends ago to visit her parents, she hadn't been there in over a year (yes-she was feeling guilty). The restaurant/pub her and her husband run here in Kent is heaving every night of the week. When she came back from Darlington she was in shock. Lots of her family and old friends have apparently lost their jobs, some of shops had closed down and when they went to her favourite restaurant for dinner on the Saturday night it was empty apart from them. She spoke to the restaurant owner (she knows him from when she lived up there) he said it is dire and he doesn't think he can carry on much longer.
It has certainly changed her back here now, she's worried that it just hasn't reached us yet and is trying to get more and more business in while she can. If people can't buy then obviously they won't. If you live around Darlington then you will know if what my boss says is true, if it is maybe you are better off renting it out instead.0
