  • You all know the saying and with HIPs its just the same, yeah you can get them for £215 but don't expect them to be of any use.

    The Local Authority Search won't be any use to the Buyers solicitors (as it will be a personal search and therefore unlikely to be acceptable to your mortgage lender) and most budget companies don't provide copies of Transfers or Leases or other documenst which by law they should, but don't bother as no one enforces the rules.

    Don't forget its not Solicitors who are responsible for the HIPs is the Owner or Estate Agents thats why so many corners get cut and the end result is that you pay for a worthless bundle of papers, oh no, sorry that'll be an extra £25 if you actually want it on paper :rotfl: email links that can't download are part of the price though!

  • You can get them cheaper than £215. I think Hips4u was selling them for £160. Can't comment if it's any good though.

    I agree. HSBC/FirstDirect are the only major lender that will not accept them - unless somebody can point me to a CML Handbook entry for major another lender to that effect. (HSBC doesn't subscribe to the CML handbook!).

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
  • You do have to be careful though
    I used a cheap online HIP company for my house - straightforward, registered on the land registry, quirte new - no problems.
    Same company has prepared a HIP for my deceased aunt's house - 50 odd years old, not registered. They have completed the HIP as if it were registered - I have had to point out several errors to them and am still waiting for how they will progress the epitome to prove ownership!
    At least I have become more familiar with the HIP rules!
