Home Information Pack

I am currently buying a house from Persimmon Homes, they aquired the property via part exchange in June this year. Prior to this the home was marketed via the same estate agent but on behalf of the previous vendor (who sold to Persimmon).

My solicitor has asked Persimmoin to carry out a HIP to save me money on searches. Is there any way Persimmon could get out of this, any loopholes?

    Possibly. If the house as been continually marketed since before HIPS became law, it dont need a HIP.
    Do you know when the house was first put on the market?

    A long time ago (last year), thing is it's current owners only bought it this June (took it in part ex against a new build), surely this can't therefore count as continuous marketing?

    Yes it can. Had a case like this not long ago. Even though the builder took it as part chop, it was always marketed, even by different sellers.

    Oh well, my solicitor seems to think they (the vendor) should pay it, I guess this will drag on now...

    Am I looking at about £150 for the searches what would be contained in a HIP?
  • Hi, i understand how nasty buying a hip pack is, i didn't even know i needed one until the estate agent droped the line, my estate agent told me £450 :eek: but shopping on internet told me £250+, I strongly recommend a company ValuHIPs which charged me £215 :rotfl: (thats including vat and no other charges), it was simple ordering on the website and they took my headache off me, the hip pack was perfect and was the same thing as what my estate agent was giving me but estate agents wayyy to expensive. My advice to you all is shop around on the internet and my recommendation would be ValuHIPs.

    Thats about right, yes. £100 ish for Local Land charges & £50 ish for water & Drainage.

    Cheers, I won't actually have to pay for a HIP (if they refuse), I'll just have to pay for the searches it contains. I think it costs about £150 but I'm not sure.
