    How do you know that we have years of doom and gloom? This is pure speculation on your part, unless you have a crystal ball.

    Easy based on detailed academic knowledge of risk knowledge, studying economic trends/cycles, common sense and awareness of banking weakness/vulnerability.:beer:

    Because I have an optimistic viewpoint that is at odds with most of the contributors on this particular forum.

    I would argue though that if the forum merely consisted of like minded people all having the same views, it'd be a bit of a boring and meaningless place.

    Take our discussion for instance, I felt we both gave our points of view in (what I felt) was an articulate way and without any of the hysterics that creep in with some of the other posters (we know who they are). While we may have reached a conclusion where we 'agree to differ', we have both provided good points that a third-party will read and use to form his own opinion.

    Isn't that, after all, the whole point of a discussion forum?

    I'm not saying you're wrong (after all, I did start the MFi3 MFW support thread because I saw a period of financial uncertainty on the horizon), I'm just saying there is a possibility that you don't know the future and cant categorically state that you know how long the crash will last.

    It may be that in 2 years time, we level out for a few months and then plunge again (a bit like my Northern Rock shares) or it could be that something unforseen happens (like Santander talking over Alliance & Leicester) that turns things around.

    I know roughly its going to be a fair few years but apart from that I can't be exact. Its going to take a fair while for the ripples to roll out.

    As for the likes of Santander they are likely to take a big hit latter as the ripples span out in Europe. Remember the Spanish housing market is also in dire state. In time they will be hit exactly as Royal Bank of Scotland did with the purchase of a US bank.

    I have to agree with you on Santander, it really doesn't seem to be making any sense for them to be making more UK aquisitions especially at such an economically unstable time.

    I hope they know what they're doing because my business bank account is held by one of their UK private bank subsidiaries :eek:

    No, you have an opinion like everyone else on this board. Nothing to do with optimism. FTBers want house prices to fall, and fall alot. Do you think then that they are pessimists, or not optimistic? If so, why?

    Personally you'd have to be mad to invest in property now.

    Property prices may well fall a further 20 per cent in reality if not more.

    In fact, they're falling in the Highlands by that amount already.

    Furthermore, in Buckinghamshire, I have a friend who works in High Wycombe and says nothing is shifting, even in the villages close to the A40, so two very different areas.

    Really it's a time for saving - or paying off any debts.

In my opinion the phrase 'Pent up demand' is illustrated every time you post. It is the reason house prices will soon return to last years levels.

    Now I know I should rise above this and up 'til now have never got involved in silly arguements on this or any other forum.

    However, comparing someone to a rape victim and simaltaneously belittling those that are raped shouldn't be tolerated on this or any other board. Mr Broderick, rape is when someone says does not consent to sex and someone forces themselves on them.

    It does not matter if the victim is drunk - there are NO circumstances where rape is acceptable. If you think otherwise then it is your mind that is twisted.
