Well, properties sky rocketed after the early 90's recession and crash, and we're nowhere near as bad as things were then! In case you've forgotten, interest rates rose to 15% and inflation went up to 10%! It was much worse then!

Yet properties soared after that - just like they ALWAYS do after a crash. The main problem this time round is consumer confidence and the fact that banks have tightened the criteria. But that won't stay that way..............people need homes.............and banks need to make money.

The Daily Express have done it again with their mad property ramping. Spot the key area that they ignore which will shoot their predictions out of the sky.
Remember a large proportion of the Daily Express editorial staff are still under the impression that Princess Di is alive and front page news.... :rotfl: So maybe it's just their news stories have a 10 years lag....

do all these new babies each buy a house ?
demand is not wanting something, its having the money and inclination to PAY for it
Recent population increases have been largely adult immigration, but people producing small people also increases demand for family size homes pushing up prices, a lot of recent building has been flats in urban settings which don't work that well with two kiddies and a buggy... I think some areas are going to have micro-markets owing to the type and split of housing stock.

Taking comfort from the Express of all places is just silly broders ... we can all argue endlessly i guess, but come back in 1 yrs time & property WILL be in the region of 10 -15% less than todays prices... PERIOD .... In the meantime ofcourse we will no doubt have had numerous articles in papers like the express and mail with headlines similar TO this one .... In the Global scheme of things they will have the effect of causing discussion on boards such as this... nothing more ......

Having said that the population in the uk is growing each year infact in 2006 it grew by 350,000 people, so if they do stop building in 2010 we should have over 1 million more people to house.

Past performance is no guarantee of future immigration levels, though.

The UK has seen massive immigration from the A8 countries, in particular, Poland. But that will not necessarily continue. In fact, many Poles are now going back - the Zloty is now at c. 4 to the £, whereas a year or 18 months ago, it was 7 to the £. So people who came here to earn some cash to set themselves up back home are reassessing. And as wages and the economy grow in Poland, there is less incentive to migrate.

    Cheap lending will NEVER return.

The last time somebody had an idea as bright as 'cheap lending it was a bloke with a dodgey mustach saying

Shal ve invade ze Roosha yah?

To be fair, "never" is a long time.

I think Yassah Arafat had a similarly bright idea in the early 1990s - "Saddam Hussain? Let's support him! Always good to back a winner......"

Fully agree. And I read last night in the Times or Telegraph that Carpetright, despite the downwards pressures here, is expanding in Poland as it looks a strong market for future growth.

The UK has no automatic right to be top-dog economy. There is too much complacency. There are many other countries wanting their own wealth and prosperity.. and competing with us to get it.
