knock another 5k off and I think you are then at the current market rate for your area
Currently priced at similar levels of 2 bed places. Next door sold for 160,500 18 months ago. Our original valuation was 169,995. Ott by 10k then I think
The frustrating thing is we missed the boat, we do not have a mortgage and have the difference to move so no mortgage needed but the gap is widening as not everyone is playing the same game it seems.I came in to this world with nothing and I've still got most of it left. :rolleyes:0 -

You've not cut the price to the bone at all. If you want to get anywhere fast with your sale you might want to consider aggressive pricing.
You're not going to stand out to the few buyers out there, who are hunting for value, by pricing yourself in line with all your competition, unless you get really lucky.0 -
When someone was going to come and see our house I always asked how many properties they had already seen and over how long. People who had been looking for a long time and had seen dozens of properties set alarm bells ringing.
The first guy like this came round and said that it was against his religion to have a triangular shaped garden!
After we reduced the price we said we wanted no timewasters. Our reduction was about 7%, it put us ahead of the game by about two months and in that time we sold. We had also got the place - and kept it - in peak condition. We made it 'best of breed' and it looked like a show home. More important it was kept spotlessly clean.
It was such hard work, but worth it. There are still buyers out there and they have the pick. That's how it is in the buyers market. When we go and start looking to buy it is what we will do.
Our house went on the market at the end of February this year and we got our offer on the 12th April, moved out 8th May.0 -
To be honest the ch boiler being in the wrong place can really be a problem.
Ours is directly beneath our bedroom and in the winter when it comes on at like 6am to warm the house before we get up it then wakes me up immediately.
Our house is only 3 years old so its not like its a ancient old thing. Makes such a difference from living at my parents where its in the utility room with nothing above it.0 -
I had one last week from a woman, 'desperate' because she was having to leave her rented flat, who made an offer before she viewed.....32% below the price we were at in February. The desperate bit sounded familiar, then I realised it was the same woman who'd pestered us to buy the house four years ago when it wasn't even for sale. She'd put leaflets through the doors of houses she liked the look of in our road and my DW had been daft enough to respond out of curiosity. Apparently, many local agents, including our former one, won't talk to this lady, but our new one was blissfully unaware.
She really got up my nose with her continual 'phoning in 2004. I eventually snapped when, in response to my protests that she couldn't view because we were not yet in a position to move, she suggested that we could always rent. I instructed her to 'go forth and multiply,' which certainly got a result....until now!
I admit I hid in the neighbour's house while the agent did the viewing. We haven't heard anything since, nor do we expect to. Curiosity satisfied, she'll move on to hassle some other poor seller.
Still,'the pesterer' was better than the other middle-aged single lady we thought we'd sold to back in March, who pulled out in April without really saying why, and who, to this day, is still being driven around to properties by agents with more patience than sense. She'd begun her search in the neighbouring city 'some time ago' and, surprise, surprise, she was 'desperate' to secure a new home because her tenancy was almost up.......

to be fair, we are keeping our eye out for a bargain at the moment, we are FTBs so want to be kept on the estate agents books to see if there is a good deal that comes on, however, i am aware that several estate agents have given up sending us stuff /calling us because we haven't viewed any of their properties... surely now they should be on our backs all the time to get a sale/viewing??
another good one that does ring us/send stuff always asks if we want to view anything, as I know her quite well, I have told her we're not desperate to buy, but are still looking, so i feel guilty if we go to view, when there is only about a 2% chance we'll end up buying it at this very moment, hence not fair on the seller. The agent always says "oh dont worry you're not wasting anyone's time" as this means the seller gets a viewing, so the agents look like they are doing their job. Some agents are really pushy to get you to view houses, which ok its their jobs, but perhaps your viewers have been co-erced into it a bit to make it seem like the agent is doing their job ,...?

You can't justify her as wrong just because the local EAs don't like her hard-bargaining ways on over-valued property.
She might have used the tenancy thing to try and fly through a bargain but odd-on she will continue to rent there or elsewhere if the price she is willing to pay doesn't materialise for a few more months.
She is likely to be the one laughing after keeping her savings primed whilst renting, and now witnessing the start of a full-on crash, whilst your EA chains continue to close branches and the agents sign-on the dole.
That said, good luck on selling.0 -

But don't forget, she was doing this in 2004, so perhaps she got out a little early herself? She claims to have £300k + in cash. I don't doubt that prices will eventually fall far enough for her to re-enter the market. She certainly knows what she wants!
Meanwhile, I'll take a chance and stick with the more 'normal' folk who want my place.......surely one of the four will sell in the end?0 -

Ha ha,We have lived here for 15 years (no kids) no back boiler, c h boiler in 3rd bedroom cupboard. No upstairs pics
