Last few potential buyers seem crazy ???

    Buyers don't want the hassle off doing the work and would rather pay a bit extra to have it already done .
    Some buyers. If you drop price accordingly it can make it attractive to other buyers. The times I have viewed houses and seen ill concieved or poorly executed work done to fulfill some sort of check list to sell the place. I think that people who are leaving a place are the worst motivated to do a proper job.

    Almost agree, except that some of us love our houses & also take a pride in what we do, so second rate is unlikely. I'll admit to putting boiler quietener in the ch tank though, when it should have had a power flush!

    The ea's who came to value our house were all prepared to drop their rate because it looked so nice and they thought it would sell easily.

    From what I can see, bo's house only needs a bit of neutralising and some dressing up. None of this is going to cost the earth. We used B&Q paint as it is really good. Also, if you are covering a dark colour a couple of coats of B&Q value white does the biz.

    Take a turn round Primark and buy some bedding, a 'bale' of towels to put at the end of the bath with some posh soap, some tea towels and some of their cushions and you will not have spent a fortune! Plants and a few bits for the kitchen from Tesco and it will look 'lived in', not really 'done up'

    The back garden also needs brightening up. Maybe neighbours/family/friends would be prepared to lend you tubs of flowers and a posh barbie?

    Worth the effort.

    May be worth getting the ea's round again after it has been done and ask them some hard questions about how they would market the house - how many photos etc.

    Instead of cutting the price 5 times it is better to do 1 big chop as that attracts attention and shows you are serious to sell. That is what I think. Actually, that is what we did and sold at 2.5% less that the price we dropped to.

    I think it's a mistake to deny psychology when advertising agencies make multi-million contracts from it.

    In my experience, most buyers split into two fairly well defined groups; those like you with some vision, and those with a very narrow perspective. You can tell which is which within minutes of them entering the house. That's why I think Moany's advice is so good.

    Of course price is key to getting folk through the door, but selling the image of it it to them when they're there is the vital part.

    I'm a first time buyer looking at an investment 3 bed home - something like yours (except in Torbay) and I can tell you what I think as an early 20's FTB:

    Picture 1 - looks clean, green with a bit of sun, no cars and looks pretty. Motivates me to view. The front garden is a big seller to me, after living in rented with no gardens, any bit of grass to call your own seems fantastic. Keep this in good repair, trimmed and neat. I would like to see some shrubs or a few potted plants, especially by the front door to make it more inviting. Would also prefer a wooden fence to the wire if that could be done cheaply, but tbh thats something I wouldnt mind doing myself if I purchased...

    Picture 2 - this should definitely not be the 2nd pic. Its dreary, empty and although I understand the blank canvas idea its nice to see how people are utilising space already. Totally agree with the BBQ and potted plants idea. Doesnt need much, just brightening up. Imagine you were viewing. What could you say about the patio? "Oh... its...empty..." - if you look like you value this space then viewers will too. I'd put any patio pics last. Imagine you are walking through the house. You want frontage, lounge, kitchen, bedrooms, bathroom then finally outside.

    Picture 3 - Generally nice pic though does look a bit unlived in. Dress up the table with some nice bits from primark, change that mat to something a bit brighter/cleaner looking. Change the lampshade and get a brighter (energy saving :rolleyes: ) bulb. Plants, fruit, THINGS. theres a long way between looking lived in as opposed to cluttered. I wouldnt worry about the cupboards too much, likelihood is theyd be changed in the short-long term. Just make sure things look clean, but add a bit of personality, holiday pictures, etc.

    Picture 4 - The decor is a bit dated and I wont lie to you i'd like to see some magnolia in here, but then you'd be alienating your sofas (no view to change these for yourself?) I would include maybe 2 views for this room. While its great to see the bright front window, that TV looks miniscule from that angle, maybe a rug between the sofas, something in the bay area - and definitely get some cushions /throws. Make it look comfy and inviting. I'd also change the lampshade and get a brighter bulb.

    No bedroom / bathroom pics? why is this? it may be your EA is opposed to walking up stairs however when i see pics of obvious possible selling points omitted I think - uh-oh what have they got to hide.

    I would consider viewing this property, but it doesnt jump out at me at the moment... it could with a few small changes.

    I'm not familiar with the prices in your area i'm sorry but I know that where I'm looking to buy I could get a 3 bed semi for about 139k and it wouldnt need much work.

    You have a lovely property and please dont take anything i've said as offensive, after all i dont have a home so you're one up on me - just my POV - good luck :money:
