Debate House Prices

Last few potential buyers seem crazy ???

Is it just me or are others on here who are trying to sell and move house witnessing some unusual potential buyers. We have had our place on for around 11 months and in recent months I have had no confidence in the people the agent has been sending round to view. Lopped the price to the bone and they still seem to want the earth and then some.15 houses to every buyer they say. Are these people for real, they seem to come up with some cracking reasons why they don't want to buy it. Last one told the agent it was excellent value for money but didn't like where the c.h. boiler was. Also no room for development. They wanted a place for their son and his partner and child. How much room do they need f f s :confused:. It's a 3 bed place built in the 30s nice size rooms etc. Only real issue it is set back off the road with grass in between us and road so can't get the car to the house.(One woman asked how do you get the shopping from the car to the house) Others have mentioned this also so why did they view. Luckily I walk the dog when people view the O H shows them round, I think I would have upset one or two if it was up to me :mad:. Then the feedback phone call comes a day or two later.

    THEY are being polite i think..the boiler one is great i will use that one some day..:T
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    I know what you mean - in my details it clearly says "shared driveway" yet the amount of viewers that have said "oooh shared driveway - I don't like that" - well why on earth did you bother viewing and wasting my time then!!

  • Know exactly what you mean i had 5 different people come round to mine earlier in the year, they are so pleasant when viewing and " oh we're defo interested " then the next day you ask for feedback and all i got was oh the 3rd bedroom is a bit small, the worst one was a retired couple who by all accounts had a period townhouse and wanted to downsize yet they came to my 3 bed semi then said the ceilings were a lot lower that in their house!!!!
    !!!!!!!!!
    Just so glad i got mine sold in the end to a young couple and only had to drop my price by a couple of thousand.

    Just cut and paste the link into MSE.
    ie: Highlight the link, do Control + "C" (to copy) and then put cursor into a MSE reply box and do Control + "V" (Paste).

    One thing to remember is that buyers deliberately minimise issues they aren't fully happy with, and brush over any imperfections, such as the smaller than normal 3rd room.... all in the chase to acquire a property, when it is blistering away with year-on-year rises... in the rush to get on the ladder or trade up.

    When the market turns, those in the position to buy are often a lot more picky and those imperfections can become big sticking-points in the selling process, especially when they have so much choice and eager sellers desperate for their viewings.
