I'd be interested to hear too. Just about to get plans drawn up for 2 bed property, estimated build costs 75 to 100K, final value 200K+

    Rozee,
Thought you were saying on another thread that you wouldn't invest in property atm?
  • You will find a lot of info on Self-build site

and in the columns in yellow on the left of the page you will find a link headed " Build Costs Calculator"

What it costs to build and how long it takes will depend on many criteria regarding the individual plot plus your own knowledge , ability and the site location in the UK.

I've just built a substantial well finished bungalow at £60/sq.ft. But that gives you no information regarding building your own; but answers your question.

Your question is really too vague and I hope the self-build site will help by giving you some guidance.

i'm about to build - bought a site almost 2 acres for £42K, have been told its now worth £100K - don't know if I believe that or not it doesn't matter anyway I aint selling it!! Am about to build a 1700sq ft bungalow with dormer windows in attic so that I can eventually do a good conversion upstairs giving me 3000sqft. Have been quoted £84K for complete build - but then I'm in NI so it might be cheaper over here.

you are quite right, but I have a very big garden and rather than rebuild my conservatory, I thought I'd be better to spend the cash on an asset that was likely to depreciate less...

We'll see anyway... Partner and I have just read Jim Mellon's "Wake Up -Suvive and Prosper in the coming economic turmoil" and it makes for grim reading so I may just leave the country instead!!!
  • my brother built his house in my parents garden. my dad has given me a plot too, (no planning on it yet, but it is within the planning line for the village) so we plan to build on it in the next 5 years or so. different I guess as we have been given the ground.

plots half the size of the one I have been given are going for £150k at the minute (thats with planning permission) but to be honest what ever its worth, it wont be sold.

nad-nad - that is cheap !! do you have planning permission on the ground !! blimey might move for that !

There was an elderly lady on Grand Designs last week (the first in the new series) and she built a 4-bedroom house at the bottom of her garden. Did anyone see it? For an old lady she sure built something impressive. That was in Devon with great views of the sea and gardens. She was cheated big time though. Her budget was £200k and she ended up spending over £400k. She would not say exactly how much. That included an extra £50k she forked out to replace the botched window and conservatory job and she wouldn't even go after the glass makers who cheated her.
The reason people don't move right down inside the carriage is that there's nothing to hold onto when you're in the middle.
  • we saw it, absolutely love grand designs, she wasnt even gutted realy that she had gone over budget !!! hos much did she sell the big house for ? ?
