Best Estate agent fee?

Hi,

Were looking at selling for the 1st time, but the EA fees are a bit off putting!

Weve had 5 around, and the range from 1.5% to 2.5%. Some say they will negotiate and others say they wont.

The other option were looking at is housenetwork.co.uk

We feel fairly confident as houses seem to come and go quite quickly up our street and we always get the EA leaflets through the door "we have sold a property in your street etc etc"

The house has been valued between £110 and £125 - so were thinking of starting with £120.

What can we really hope to achieve with EA and their fees or should we really look at the housenetwork.

Hopeing or a fairly quickish sale, as theres a few properties on the market we like at the moment.

  • I wouldn't personally go with housenetwork but do press to negotiate with EA's, 1.5% seems to be the average in my area, some go down to 1% but prepared to meet halfway at 1.25% for instance.

    Don't forget to budget for your HIP too.

    Can I just ask, who valued your house, as 15k in difference seems quite broad? How much do you want to get for the house, ideally, is it the 115k mark, if so, start your asking price in the region of £121,950 and look to get offers around the £115-117k mark, if you want £120k start at £124,950, always room for negotiation that way.

    Were hoping to get between £115 and £120.Might try £122k as that leaves room for bartering!

    That sounds cool. We would be quite happy with 1%.

    Taking a trip down the EA tomorrow to see what they are willing to do.

  • My sister did when selling their flat and was really unhappy with the service, she was never advertised on Rightmove, she never had a house rep, which she was supposed to have apparently and th sub contracted her valuation to a local firm, she thought they would come out, as per, their website. Her husband said they should go with them and they did but they didn't have a single viewing, ended up marketing the property with Halifax about 6 months later and had an offer on the table within a few weeks.

    I heard varying stories about them when I worked in EA, some excellent, but more often than not, bad, but what is it they say, if something is bad you tell twice as many people than if it was good.

    Thanks everyone. Were going to take a trip down the EA's shortly to see what they can do!

    Weve ordered out HIP with Valuhips - £215 inc VAT. Spoken to them on the phone and they are very helpful. I would certainly recommend.

    That doesn't sound like House Network at all to me. They've changed in the last year - They didn't value properties, the website automatically uploads to Rightmove when you personally activate the site and I've never heard of having a 'house rep'! :confused:

    So for the same price they seem to be offering more than they did. For £398 + VAT regardless of size of house, you get a similar standard of service to most EAs for a fraction of the cost. The vast majority of EAs are mediocre.
