Surveyor told neighbour value?!

Hey

Just wanted an opinion really, was wondering if i was over reacting.

I have an ex local authority property, loved it living there until junkies moved in below, so decided to rent it out.

I had my flat valued today by a surveyor, I wasn't there but the guy who rents it from me said when he went outside the people downstairs asked 'who are you' he said I'm here to value the property' and guy downstairs said 'whats it worth' and he told him!!! :mad:

Should he have?!?

    Absolutely NOT! VERY unprofessional. Was he a one-man-band or the boss? If not I'd contact the boss immediately. Maybe you could suggest that as the surveyor has also worked for the neighbours (as he has supplied them with professional information) that you will split the cost of his service with them!

    Oh thank you Nenen, you made me laugh when i've been sat her crying for most of the last hour (Damn pregnancy hormones!)

    He was from Countrywide (am i allowed to say that?!) I just can't believe he told a piece of cr*p like him before i even knew the valuation

    I text my tenant just to clarify what was said before i went steaming in, but he didn't answer yet.

    Maybe he was scared that the neighbours would beat the !!!! out of him lol!

    On a more serious note I do feel for you. My mum lived downstairs from junkies and, they used to leave a CD playing on repeat throughout the night and, that was the not so bad behaviour. As hers was a private let she was able to move on after 6 months. She got too tired and stressed trying to sort it out with the housing association who let the flat to them.

    CJ - would it bother you so much if the neighbour who'd asked was someone whom you hit it off with?

    Yes, who you have calling round & why ought to remain private but the value of any property becomes public knowledge sooner or later, and if this "junkie" is as vile as he sounds, maybe JF77 was right in his/her first sentence. Unprofessional behaviour? Yes, probably. Worth getting upset over ? No, probably not.

    You're understandably aggrieved to have been effectively forced out by this person's lifestyle/behaviour, but it may be best to try not to let him continue to get to you, especially when you're pregnant. And if you go on about it too much to your tenant, s/he too may decide to move on elsewhere.....

  • Or hope that the junkie now thinks hmmm. £xxx,xxx amount of cash for that place upstairs maybe I should sell up and move out.

    If you have been through a firm's internal complaints handling procedure, you may still wish to bring your complaint to the attention of RICS so that we can investigate a particular aspect of a member or firm's behaviour.
    Please note that RICS can consider only those matters falling within its Code of Conduct, for example:
    • failure to have or use a CHP
    • failure to answer correspondence
    • failure to disclose a conflict of interest
    • misuse of clients' money
    • incompetence
    • allegation or conviction of a criminal offence
    Please provide full details of the complaint in writing, enclosing copies of relevant correspondence and confirming in your covering letter that RICS has your permission to forward the correspondence to the member or firm concerned.
