Can't help you there, just possess the old turnip holders..in fact might have to splash out on some new ones myself as they are disinctly unsupportive..and one of the wires is digging in..:oBlackadder: Am I jumping the gun, Baldrick, or are the words 'I have a cunning plan' marching with ill-deserved confidence in the direction of this conversation?
Still lurking around with a hope of some salvation:cool:0 -

it's hard to explain but just seems to have clicked that the only person stopping me was me and now I can kind of see it coming together. Something is bound to go disastrously wrong now like redundancy, mind you when the money starts flowing in from the pastry making business I'll be fine!:rolleyes:Mortgage OP 2025 £6250/7000Mortgage OP 2024 £7700/7000

So how are you going to capitalise on this realisation?"Follow the money!" - Deepthroat (AKA William Mark Felt Sr - Associate Director of the FBI)

have rejigged budgets and reckon I can get rid of a card by the end of the year and not drag it into January as I had planned, pay minimum with january's pay and spend rest on fixing expensive stuff in flat. Feb put flat on market, continue to pay off remaining debt and even if there's some remaining there should be enough equity to clear it and have enough deposit for new house. Could afford to do it now but need some time to fix things up and new mortgage will be higher so best to clear as much as possible now. Meanwhile continuing on diet to get to target by Feb and stay there, lots of painting and decorating between now and then too.
Downside is I don't see me making Manchester but upside is that if it all goes to plan there will be no more debts and wherever the next meet is I'll be there with bells on!:T
Do you see any major flaws?:oMortgage OP 2025 £6250/7000Mortgage OP 2024 £7700/7000

Just that of liquidity: How well are properties selling around where you are?"Follow the money!" - Deepthroat (AKA William Mark Felt Sr - Associate Director of the FBI)

they seem to be doing ok and I'm counting on asking a fair bit less as mine needs work doing to it. as far as I can see the first time buyer properties are doing ok at the moment and it seems to be further up that things are stagnating - could of course change but if it does it gives me more time to clear more debts and if necessary put new kitchen/bathroom in by myself.Mortgage OP 2025 £6250/7000Mortgage OP 2024 £7700/7000

Well just make sure you're doing things for the right reasons...

I'm not planning on anything too drastic but painting, shampooing carpets, decluttering, cleaning the gutters and fixing the broken stuff. if it doesn't sell then I might have to rethink but I'm thinking 10-15K under the going rate should shift it. obviously I won't know until I try it though!Mortgage OP 2025 £6250/7000Mortgage OP 2024 £7700/7000

Well a good pragmatic attitude is likely to do very well in the market as it stands.
A little laugh from the other side of the fence...
