Estate Agent increasing my Rent

Hi

I currently rent. The property is next door to the landlord and I have a good relationship with them.

I have lived here for 4 years.

Today I have recieved a letter from the Estate Agent saying that the rent will be going up from next week due to a rent review.

I have today spoken to the landlord who only found out about this due to a letter from the estate agent too. The landlord has not requested an increase.

My question is can the estate agent increase the rent?

The rent amount has stayed the same from the last 4 years and I am on a rolling 6 month contract. Which obviously is about to be renewed.

Am I sceptical to believe that this is due to a lack of sales in the market therefore they are squezzing more from rentals. It seems that my landlord will not be receiving more but the estate agent will.

Having a good relationship with the landlord means thye estate agent doesn't do anything except for send letters and visits twice a year as part of the contract. Although they are only here in the doorway for about a minute!!!

Although personally I don't think we need the estate agent I don't believe it is my place to suggest this and believe that it probably is best to have a third party as we never know what the future holds BUT can they increase the rent esp without the landlords knowledge??

    Does the landlord need the EA? I think not. This has potential for causing voids and losses.

    Sounds well dodgy if the EA is deciding rent increases.

    If the landlord insists on the increase then look round for somewhere cheaper to rent. And tell the landlord you're doing that because of the rent increase.

    not having a rent increase for 4 years - i think you should consider yourself exceptionally lucky dont you ?

    an EA / L:L /LA needs to give you a months notice of a rent increase in a prescribed format and if it does not - it is not legal

    I have thought of that but that would be a big gamble. I am very happy here and have thought about calling their bluff but its a big gamble.

    Yes maybe I am lucky although some work collegues I know have been paying the same amount of rent for over 10 years!!

    But can the EA increase the rent without the landlords knowledge or request.

    Depends on the contract between the LL and EA.

    Gamble if the rent is now too high for the type of property.

    Southpaw --- I deal with lots of landlords, tenants, agents and solicitors on the commercial side which I feel may be similar. Over many years, in my business, I find, time after time, tenants saying how nice their LL is but when it comes to money the LL often blames the LA or Solicitor for actions in connection with the rent.

    Are you really sure the LL is telling the truth because he could give new instruction to his agent?
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    My LA use it is a nice little earner every 12 months.

    They increase the rent by £xx amount, charge me £35 for photocopying 5 pieces of paper and posting them to me and charge the LL a similar (could be more?) amount for the LL's paperwork.

    In my case, the LL has nothing to do with the rent increase.

    Do you pay rent monthly or weekly - if it's monthly the rent cannot be increased for two months, weekly I think it would be four weeks, but it may only be two.

    Yes, although would have thought as LL lives next door they would check with LL first. Might suggest LL did in fact know!

    The problem with no increases, given time, LL's begin to feel they are not getting the proper rent and suddenly it's catch up time.

    Is the rent increase part of the renewal process, and, if so, have they served you a section 21?

    Depends on the increases. What % increase are they pushing thru. Why won't the LL be receiving the increased rent?
