    It's the kind of place colin and justin would have purchased on their way to their £1 million property a few years ago, of course that was in a rising market, would be interesting to see if they could pull that stunt off in the current market.

  • I'm big on horses and if I were looking at this house (which seems fab by the way!) I would want to see:
    - a plan so that I could see how the stables and menage relate to each other, how the house is situated in the plot etc, I live in the Highlands and it's pretty standard with the estate agents around here
    - a photograph of the stables, and a note of the dimensions
    - if there is the possibility to arrange for more land to be included in the sale definitely mention that
    Then as a general house-buyer, I can see from the dimensions that your rooms are generously sized, however the photos make them look really poky. I thought it was a galley kitchen from the photo but it's actually really roomy!
    I'd also want to see a photo of a bathroom and bedroom.
    If I were you I would go to an estate agent who specialises in rural properties. In Scotland we have Bell Ingram and Galbraiths who do everything from 100,00 acre estates to tiny croft houses. I guess there must be something similar in England? Also might be worth looking through Horse and Hound for specialist equestrian agents?
    This looks like a property with lots of potential but it needs to be marketed to the right buyers.

    Ho, ho! I love some of the townie comments: 'muddy drive,' 'grass to cut,' 'dated' etc. Get real, this place is 'executive' compared with some of the country houses I view! It even has an en-suite. No 4x4 needed to reach it either.

    Though the land is easy and probably fertile, I dare say much market gardening is done on a larger scale in the region. The position on a B class road would make 'farm gate sales' a possibility though, for someone who was hobby farming/self-sufficientish. You are going to attract those types and the equestrians.

    If there is the possibility of more land through separate negotiation, I'd certainly get that into the details as an acre is bordering on titchy for animal enthusiasts. I would also take out 'bottled gas central heating system,' which sounds a bit Heath-Robinson, and replace it with 'LPG central heating.'

    Such a shame that the middle of the postcode is 600m away. I suppose you might alert people to the marked house being incorrect by saying something like 'Completely on its own in an unspoiled rural position....' Huh, I'm sounding like an agent now... A 1:500 OS map extract would be a good alternative if you can't get a screen capture of/or an aerial view.

    Finally,I agree that the cameraperson was a photographic illiterate, but it's not the interior shots that worry me as much as the exterior ones. There's no clear shot of the stables and no attempt to make the pond an attractive foreground for a rear view of the house.

    Afterthought. Doesn't say anything about services. If there's anything like a well (there's a drainage ditch/rhyne nearby) mention it. Metered water is ok for people, but an extravagance for plants/animals.

    They aren't next door. See earlier in thread / go 600m west-north-west on the aerial view (sharp bend on B1202)
