Opinions

After seeing a post where someone suggested to someone else that they post their RightMove details up so people could give honest opinions to the advert I thought I'd take that advice to.

I personally think the floorplan should be in the photos and that a pic of at least the bedrooms and bathrooms should also be there. I know the gardens are a huge selling point to this property as they're huge but people still like to see the insides don't they? Or would you be happy to see these pics then go look around to see the rest of it? I guess it's all personal opinions isn't it. Saying that I think the agent has said they stick with 7 photo's and any more would mean removing some from what's already there...

these are the worst details i've seen in a while! a list of rooms and a list of dimensions - how odd!

EA round here tend to do the room and size and it advises which rooms have doors leading to where, ie: Hardwood front door opening into hallway, doors leading to downstairs w/c, living room and kitchen, stairs to first floor.

    Honest opinions........

[STRIKE] Interior of house[/STRIKE] All the flooring looks really dated, as does the kitchen. A prospective buyer will have to spend quite a lot of money.

Pictures of the bedrooms / more interior shots would be good. No bathroom pics? Bathrooms and kitchens sell houses (or they used to lol)

Cute house name, and it sounds so familiar. Perhaps I've seen it before, as I'm originally from round that way (Mkt R)!

Looking on rightmove, there's many 4 bedroom houses for around the £200k mark in Wragby, so you're going to have to advertise yours carefully to emphasise the land that comes with it, and the rural location.

As for the photos, it'd be nice to see some of the bedrooms, and the bathroom. The carpets are VERY dated, so it might be worth putting something cheap and neutral down, particularly in the dining room!!

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

I wouldn't need much more information than is given. To me, it needs TLC, a proper driveway and the size of the house doubling to make the most of the plot it's sitting on.

The vendor may not like me saying it, but it's absolutely ripe for a developer. If I were near it, I'd view it.

I saw it similarly to Doozer. Without knowing the local market, I can't be sure but I assume that particularly in the current climate the house would have been valued taking into account that it assumes any buyer would want to update the interior. It depends on the target buyer round there, but like DG it screams rennovation to me and I reckon you'd be better off going for that type of buyer with a sensible asking price then wasting any money tarting it up.

BTW the aspect looks lovely, if I were in the market for that kind of propery at that price in that area, I'd be round like a shot based on the exterior photos alone regardless of the interior photos/description.

Actually, this is the kind of house that would come up on my searches I hope if in an area we were looking in. (sadly yours isn't ;))

Yes, its dated, but its clean and dated or up to date, I'd eventually be decorating to my own taste anyway. Personally it wouldn't put be off.

My feeling is the garden is a vital selling point of your house. If someone equestrian is looking (details mention stables) they want to see the stables, but your acre might well not be enough for most people looking with horses.

I really, really like a floor plan, although there is one in the actual brochure I just like the ease of it on th rightmove page. With land I also like a plan showing how the house is situated within the plot, and how stables relate to house etc so the arial photo does give some indication (looks nice and quiet!) but I'd prefer a ground plan too.

I would like to see at least a master bedroom shot

I'm a Londoner. When I first opened the site I thought "Wow, must be expensive", but on looking was 'cheap'.

Lounge looks dated 70's and the furniture came from a pub. All 2 seaters, so small? Dining room is fine, functional, no gloss executive feel. Kitchen look normal. All the photos look dark and dated dark carpets. No floor plan?

Grounds look fine but there is an unfenced pond for young kids to drown in.

Map wise it looks remote. Ariel shotwise your house looks to be on a small triangle and not too sure where your land really is, and may be separate?

Loads of barns or light industry close by - early morning noise or smell?

Secondary school does not show up
GOOGLE it before you ask, you'll often save yourself a lot of time. ;)

    Me too.

I vote for a daily pick of a random house off rightmove each day for us to cast a critical eye over.

Then we don't have to wait for weeks for someone brave enough to post up their own house. ;)

These things if anything make the property more, not less appealing. As we all know round here, watching property programmes is a national past-time and buyers are savvy. A house like this gets people thinking goody gumdrops I'm not paying a premium for a quicky facelifted house, and the interior is so blatently in need of an update I'll have no problem convincing the OH to flex some plastic down at Magnet....
