what is a 'walk round / snag list'

Ive been desperately waiting for confirmation that my new house was ready. At last it is and it looks fantastic.
We are still waiting or notice to complete but the nhbc certificate should be issued tomorrow allowing us to complete.
Ive just had a call advising me to go up and do a walk round/snag list. What is that?
What will i be lokking out for?
I really have no idea.

    It's a list of things that still need doing i.e. cracks, gaps below sockets, doors cut too long/short, chips/scratches in baths/plasterwork/kitchen units, fit of window, everything working etc...

    Google "snagging list" and it should bring up a list of stuff you should look for. I would recommend hiring a professional snagger to compile the list for you, as it's really easy to miss things. Ours was only a small builder, so they've been very good coming back and doing things that we missed first time round, but with a larger builder, you might need to get the list right first time!

    pink shoes has said it all, but I would go and have a long look round - did the right colour wardrobe doors, kitchen & bathroom tiles & lino get fitted?

    Open all the wardrobe doors and windows are they hung the way round you want them?

    Did you pay for any extras - have they been fitted?

    Check all the kitchen stuff - measure the gaps left for washing machines / fridges etc - in my mums place the gap was big enough but a pipe that ran down the back of the washing machine slot means the machine is not flush to the units - all things you find out when you move in!

    I've not bought a new house but from what I have read on here professional snaggers have a good reputation.

    In the overall house purchase the fee will be small but will bring up things that you will miss and then you can make arrangements for getting them sorted.

    There should be a few posts on here if you do a search. I think someone had to get door frames put properly square and stuff like that.

    An excited home mover may not check all this stuff.

    I contacted a professional snagging company and they have 3 packages.
    £200, £400 & £600.
    The most expensive sounds great as they do all the chasing for you and go back and do a second survey at a later date to ensure its ll completed.
    However, im doing a snag list myself this monday. If i still have doubts I'll send the pro's in.
    Im sure all new builds have numerous 'snags' so i just hope we see them all on monday.
    Any advice on what to look for in a 3 bed, 3 bath, 3 storey town house with a garden and garage?

    The site manager and or the sales negotiator will go round with you and they wanted faults sorted out before you move in, otherwise it's a pain for them as well as you.

    You shouldn't have to pay to snag a house you are buying surely. And snagging can go on for a while after you move in. ie you may not realise the house is drying out for months after and this is when cracks appear in plaster and doors may swell or drop. Many other things may occur in time that the best snagger in the country will not see.
    I came in to this world with nothing and I've still got most of it left. :rolleyes:

    IM WORRIED NOW.
    Wewanted to go and do a snag list today as we move in on tuesday.
    We called them first thing this morning but they say no one is there to do it with us today.
    Apparantly the site manager went round and did a list himself and it has all beem sorted.
    They said the house is fine to move in as everything he found had been sorted.
    I was under the impression everyone had to do a snag list before we move in
    ??????????

    Unless I've misunderstood, they invited you to do a snag two weeks ago. You did nothing. And now you expect them to do one with no prior notice? :confused:

    It sounds to me as though they thought you were not interested in accompanying them so they've gone ahead anyway.

    Did you contact them since your previous posts?
    Warning ..... I'm a peri-menopausal axe-wielding maniac ;)

    Take it from me, and I was in new build for many years, but you also need to check the room sizes, door and window positions and such. I have seen where the whole house was set out 3 feet too big, front to back, and the owners got a really big bonus. The funny thing is the owner didn't notice until she had lived there for several months.

    On the other hand I have seen some shockers and possibly amongst the worst was a row of 3 bedroomed detached homes where the stairs were put in the wrong position. The knock on effect was on the third bedroom in which not even a single bed would fit. So without a major rebuild each of the the buyers were give built in furniture for that room which included a build in bed + a sizable cash compensation or the offer if they withdrew a compensation package. All took the first offer but I would hate to be in their position now trying to sell, what effectively is a two bedroomed detached house.

    So snags aside look at the bigger things.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.
