Selling property fast

I am looking to sell my house quickly, it's been whith 2 estate agents for about 4 months.

What would be the quickest way to sell?

    reducing price is generally the way to go... check out your property and compare it to similar in the area you're in. Is it priced agressively compared to those? If not then that's the first thing you need to do. See what your EA says as well. After all, you will be paying them for a service, if they can sell your house they get some money in so see what they say.
  • It's been reduced by £8,000. I was considering auction or those companies which buy your house.

    Start with knocking 25% off - that's the typical amount those companies who offer to buy your house quick do - and that's 25% off the market value, not the value you think it's worth.

    It's obviously not worth what you think it's worth as otherwise it would have sold


    Once you set a low enough price, you might be lucky enough to get 2 or more buyers interested and start a bidding war


    Edit: oh, and also dump one of the agents and market though a sole agency agreement. At the moment you've got 2 EA's neither of whom are interested in wasting their time selling your property in case the other one beats them to it and it all ends up in wasted effort. Better to have 1 EA who will spend time actively pushing your property, knowing that if they sell it, they'll have a bonus at the end.

    Second that about using only one ea.

    Just £10k a week until you have a sale.

    Or ask the EA who's actually on their books looking to buy and what their budget it

    Just my twopence worth:

    136k seems a lot for 2 bed terrace, although I'm no expert on prices in kent, and I've no idea what the area is like.

    Bad points that would put buyers off:

    Small kitchen
    Red carpets
    downstairs bathroom

    Shame you can't do much about 2 of them.

    Could you do a informal tender? do an open weekend and invite offers with applicants current situation (cash buyer/house on market/house sold etc)

    This will show you what some one is willing to pay for it now - which is less depressing and desparate then continually lowering your price. Also if you lower price weekly no one is going to buy as they will just think you will keep lowering the price and will be waiting for you to bottom out.

    Gillingham is always going to be a very hard sell considering its the birth town of the Chav. Even more so now with property prices in freefall.

    Are you getting viewings and people not offering, or no viewings at all?

    If you're getting viewings, the price is probably not too bad, but the house isn't good enough.

    If you're not getting viewings, it's usually the price. However, at the moment people aren't buying - partly because of market conditions and partly because the summer is always a slow time of year in the housing market.

    TBH at the moment the property looks very unappealing - it looks as if it's been rented out for years and you've just given up on it. It kind of has a grubby look.

    If you're not going to 'dress it' for sale, I think it would look far better if you got rid of the tatty bits of furniture that are left around and showed a clean empty space. And shut the door so you can't see the loo staring round the corner in the kitchen picture!
