Although the tenant did ring this week to ask when I was going round to cut his grass even though I left him a lawnmower :)

:confused:Has the letting agent left out the fact that the TENANT should keep the gardens in good order? TBH I'd be tempted to sack the letting agent.

When it comes to 'furnished' you don't NEED to provide anything, but if I was paying fully furnished prices I would expect to be able to just move in with my clothes etc and live comfortably without having to buy applicances, carpets, curtains, seating etc. However I wouldn't expect them all to be a perfect size. I did have one great landlord however who provided extra drawers etc for me when my son was born which was nice of them.
One day I might be more organised...........

Thanks for replies, I told the LA I didn't have to provide a larger freezer and haven't heard a word since. Although the tenant did ring this week to ask when I was going round to cut his grass even though I left him a lawnmower :)

Good grief. If I understand correctly, you are paying the letting agent to manage the property for you. If that's the case, you should demand a refund of their management fees (you won't get it, but you should demand it anyway). They are completely failing to do their job.

If the LA is managing your property, the tenant shouldn't be calling you - in fact he shouldn't even have your number. You're paying the LA so that you don't have to deal with idiotic requests from the tenant. I think it's fair enough for the LA to inform you that the client has requested a bigger freezer, but if they implied that you have to comply with that request, then they don't know their job.

As a favour to the MSE community, I think you should tell us which LA you're using, so that we can all avoid them.
