I wouldn't regard a freezer as essential, however it does depend on what the LA told the tenant. You can get little chest freezers from Iceland very cheap. If they are good tenants you want to hang on to then might be worth getting one of those.0

Having established you are not required to purchase a freezer then why not look at if it's worth keeping the tenants sweet. If they are really only there for six months before you move back in then probably not. If it were a longer term let with renewals or attracting new tenants then probably worth it. Did the tenants know full well it was just a six month let before they moved in? If not then that's going to generate more grief than a freezer.
If you really want to keep them chilled over the freezer then why not meet them half away and offer to pay them say half the cost of a cheap freezer making clear it will then be their item that they are responsible for the repairs of and must remove when they leave. Happy tenants, no certification and no unwanted freezer at the end. You don't have to certify the tenant's own electrical goods, like hairdryers, TV, DVD do you? So if they purchased their own freezer that's presumably OK with your insurer is it?.0 -
Some of you seem to have missed the point. Stuball has provided a fridge/freezer. The only problem seems to be that there are prospective tennants who want a bigger freezer. So I would have thought that if a tennant wants something other than what has been provided, then it is up to them to buy one.0

It isn't just the price of a second hand freezer. It is also the cost of getting it checked out and certified.
Personally I think they are just trying their luck.
Remember, with less people buying, more people are looking to rent.0 -
They are trying it on (the tenants that is) and the LA is talking out of his backside.
You have provided a freezer..they were aware of it's size when they signed the AST and were presumably happy with it then or didn't realise it was too small at that time. You can't start replacing or buying additional bits and pieces for tenants when they have already moved in or where will it end? Will they be asking you for extra sofas next because they have realised there isn't enough seating??
If they are only there for 6 months, I would suggest to them that they go and buy their own mini-freezer and take it away when they leave. Job done.0 -

The tenant can fill every room with freezers if they so desire - as long as it's handed back the way the way the inventory states they took it over it's up to them how the live inbetween.0 -

If I was the LL I would actually take great pleasure in seeing how far they would go over not having a freezer of their desired size. If they threatened to leave over it I would quite honestly just say "go ahead!" and see if they were all hot air or not (which I suspect they are). If they did leave then it would be a good story to tell down the pub - "tenants leave over freezer size scandal" :rotfl: . Too funny.

Thanks for replies, I told the LA I didn't have to provide a larger freezer and haven't heard a word since. Although the tenant did ring this week to ask when I was going round to cut his grass even though I left him a lawnmower0
