The asking price is just to get viewings ... it doesn't mean that you have to sell at that price. If you drop the price low enough you just might get two or even three buyers who are prepared to out-bid eachother.
That said ... are you sure that the current price is realistic? What are other properties in your area actually selling for (not what they're on the market for)?Warning ..... I'm a peri-menopausal axe-wielding maniac0 -
Many agents don't charge for dual agency. You will only find out by asking. The best thing to do is to speak to another agent first as they will tell you the deal they strike with your agent, rather than have your agent lie to keep you sole agency.
Debt_Free_Chick is correct - you have to set the price LOW to get the viewings. I appreciate that the thought is frightening but you do not have to accept any offer you don't want to. 'Offers Over' does not say 'any offer over will be accepted', does it? The fact is, you want a quick sale and to get it you need to get viewings. I know from experience that a low asking price gets people excited. I also gave the same advice to someone else here and they sold very quickly - see thread.
