how to sell a house quick!

Right i need some advice.

we need to sell our house quick....there is a house we want, and they have dropped the price for us, but we need to sell our house asap. :confused:

but how do we do this? how do me make someone offer!? i know its a long shot but can any body help?

  • A good method of selling your house ...
    Put it on the market either before or at the same time as you start viewing houses which you might buy.
    I know of a house which has been on sale for about six months.
    Several offers have been made.
    rather than accept the highest offer the vendors propse to accept the first of about four offers where the purchaser will exchange contracts and subsequently buy the house within four weeks.

    Put it in an auction. Guaranteed quick sale, but you might get less than you want for it. You can always put a reserve price on it, but then there are no guarantees it will sell at all.

    If there are plenty of properties comparable/similar to yours, you can set a very low 'offers over' price. The trick is to set the price lower than any asking price of similar properties in the area, getting everyone looking for your type of property interested. Everyone wants a bargain and you will get plenty of viewers. The higher the number of viewings, the increased chance of sale.

    Use more than one EA to cast your net wider and set block viewings to make it easier to present your house in immaculate condition and *primarily*, to stir up competition between viewers and agents. If you've set the price low enough you will hopefully start a bidding war and will eventually get near to the price the house should have gone for anyway.

    leaftlet your local area, place ad in local paper, get a for sale board up. due to your circumstances you should consider offers.

    we have dropped the price....by £8000 - cant go any lower than that as we wont be able to afford this other house!

    can anyone let me know if we are able to use 2 EA?

  • You may be able to use 2 EA's, check the agreement that you signed with your current agent.

    When we sold our house we had a sole agency agreement for a couple of weeks and we could go multi agency after that. Note that the fees for multi agency are higher than sole agency, and it's not a good idea to go too many agencies as the buyers of your house will have registered with most of them anyway!

    Hi Peri,

    Yep, you sure can but they will charge you for the privalege. Single EA fee for me (we are on the market too) is 1.3% but multi agengy listing fee is minimum of 3% :eek:

    You dont have to pay both agents that amount upfront, the one who sells it gets it.

    It can be a false economy though as thesedays most property is on rightmove and in the same local paper anyway so forking out and extra amount could be not worth it as you might not be reaching out to many more people.

    My view is that if someone is looking for a house in the area they have likely registered with more than one agent anyway so will probably get your details regardless.
