You didn't make yourself look too clever there, did you?
You know, when you said you were a LL, you had me going for a bit.
I now realise it probably amounts to a house on Mayfair and a hotel on Old Kent Road :rotfl:
clutton is one of the better LLs on here.
She always has the correct advice for LLs and tenants and has helped a lot of people on MSE.
It must be very frustrating for her to see all the incorrect information being given out from the bad LLs.RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

MissMoneypenny wrote: »Yes, you are correct. I just checked and it is common law. Thanks.
It makes little difference to premier though.
A right is a right, whether from statutue or common law.
AFter all, there is no statute which says murder is a criminal offence. Instead, an indictment will read something like this:
It is said against you that you did, on the 5th January 2008, murder John Smith in 36, Acacia Avenue, contrary to the common law
Whereas, if you are charged with, say, theft, it would be:
It is said against you that you did, on the 5th January 2008, steal a bottle of Whiskey from ABC Off-Licence, contrary to the Theft Act 1968, s.1...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -
MissMoneypenny wrote: »That is exactly what I was referring to when I said it made little difference to you. "Quiet enjoyment" means that you don't have right of entry to your tenants home unless it is an emergency, such as a gas leak.
Oh dear, here we go again :rolleyes:A tenancy doesn't just give you rights - it also brings responsibilities. It's important you stick to the rules and don't break your tenancy agreement, and to get advice as soon as possible if you have problems.
Most tenants can be evicted (providing the correct procedure is followed) if they don't follow certain basic rules. These include:...
Giving your landlord access when necessary
Most tenancy agreements contain information about how and when your landlord can get access to the property, for example, if repairs are needed. You are entitled to be given reasonable notice of this....Landlords may need access to the accommodation to inspect it and do repairs but they must let you live in your home without unnecessary interference. If you are a tenant then your landlord can't come in whenever they feel like it, and should give proper notice and arrange a suitable time if they need to visit. The amount of notice they have to give might be set out in your agreement. If you have a licence, your right to restrict your landlord from coming in is more limited, so get advice before you do anything.
You can ask your landlord to stop entering your home without your permission. It may be classed as harassment if s/he persists.
If you really don't understand this, perhaps contact Shelter who will try to explain it to you."Now to trolling as a concept. .... Personally, I've always found it a little sad that people choose to spend such a large proportion of their lives in this way but they do, and we have to deal with it." - MSE Forum Manager 6th July 20100 -
Japanese attack on Pearl Harbor.. it was an affront to their honour to make a sneak attack, however, the envoy conveying the information to the US embassy got strangely delayed, till after the attack happened! Make sure all your aircraft carriers are at Sea!

Hmmm, seemed to have started some keen debate with this thread!
I have been speaking to a few people and I think as we signed an "extension" rather than a "renewal" then the 2 month clause is valid from the end of the original tenancy in August and the 12 months is reference to the period the rent is set for.
Obviously the potential sale is a nuisance to us and we are currently looking for a new flat but we arn't in a huge rush.
We stll havn't decided on viewings and will be discussing this with the landlord next week.
As a final note I don't think the landlord has deliberately misled us - the blame seems to lie with the letting agency who we havn't always found the best. It looks like we will be getting the renewal fee back from either the landlord or the agency but I will keep you posted.0 -
i think you should ignore all the keen debate here and a Few people there and take your tenancy agreement and any extension renewal whatever to Shelter
i know what they will say !!0 -

Your post has been removed - you cannot see it anymore. I can't post a link to it now because it's no longer viewable. If you don't believe me, contact abuse yourself. You know which post was removed.
Hint: it had the word 'vexatious' in it - not a word you would write too often I guess. Remember?"Now to trolling as a concept. .... A link is available for a short time in google's cache. The post by clutton posted at 2:06 and the reply from silvercar that quotes it posted at 2:14 have both gone from MSE but are still in google's cache. So why didn't your post that looks as if it may have quoted it too get deleted0 -
Odd because normally when posts get removed the posts quoting the removed posts don't get removed.
