I strongly suggest your friend does research into what his legal obligations are to his tenants. If he doesn't know what a HMO is then he is unlikely to be fulfilling legal requirements for a gas safety check.
he already has 3 people so the house is HMO. adding a 4th person will make no difference. he is just worried 4 people claiming may ring alarm bells but he is doing nothing illegal so there is nothing to worry.0 -
The insurance would most likely need to be done again too.
Even when I had lodgers, I had one and had to change compaies. I had a 2nd one and had to change companies again. Even though it was just for 1-2 months.0 -

thanks mate. Yes i dont see a problem. i am taking a look at HMO and what regulations he needs to abide by. he must have all that in place regardless of the 4th tenant so now he can get that extra tenant if he wants.0 -

Does your 'friend' advertise for people being on housing benefit only??? I find it slightly strange that he has a 3 bedroomed house with 3 people claiming already and now wants a 4th, is this because he makes more money doing it this way rather than say somebody with a job who can afford their own rent???0

With all due respect to the OP, the 'friend' obviously doesn't know what he's doing or the question wouldn't be being asked in the first place. Another half-assed LL bringing all of us LL's into disrepute.
Your local council will have rules and regs about this and he's best advised to contact them ASAP and find out how they apply to him.0 -

It's supposed to be a business, with important legal and safety issues.... and the mate should have learnt what he was doing and not gone asking random mates to ask online in faceless forums for what are professional business issues affecting the living standards of other innocents.0
