hi,
a friend of mine needs help.
he has a 3 bedroom house and each room is rented to one individual. He has 3 guys living there all claiming housing benefit. He was thinking of renting out one of the downstairs living room ? is he allowed ?
or can he only have a maximum of 3 people claiming and living in his 3 bedroom house ?

Is it a HMO? Would his existing tenants move out if they had another forced on them?
(Generally) The more people you put in the worse the house will be treated.0 -
legally i think they would need to turn the place into a HMO which would mean more paperwork and if its a standard 3 bed home the neighbors might well object to having a doss house created next door.0

I think 3 separate people in 3 separate rooms is already a HMO.
I do hope he's done everything to that property he needs to. To meet legal requirements. Certainly fire doors on the rooms.
It's an HMO because the friend/owner doesn't live there, he's letting the house to 3 separate people as a share.
Adding a 4th would mean the other 3 might move out, especially if their rent weren't reduced appropriately for their loss of amenity space.

It depends on the local councils approach to HMOs. If a licence is needed, they may not allow it.

Or is this just to increase the yield from the house?. I wouldnt like your 'friend' as a landlord.. I'd tell him where to shove it lol.0 -
what an earth is HMO ? sorry i am kind of new here so do not know these words.

I strongly suggest your friend does research into what his legal obligations are to his tenants. If he doesn't know what a HMO is then he is unlikely to be fulfilling legal requirements for a gas safety check.I'm not cynical I'm realistic
