Try your local citizens advice bureau. Most have websites so you can email them with enquiries.0

Some large towns and cities have law centre, I am not sure if you can get free advice on conveyancing anywhere, but when I wanted free advice on an employment matter I was told to go to your local law centre, however we don't have a law centre in my town.0

If you have any household insurance policies (buildings, contents etc.) check out the policy schedule. Many of these offer a free legal advise line, and will even pay the cost of legal fees up to set values if a legal issue needs to go to court.
Also worth checking out the Land/House Buying and Selling forum as there are a few legal experts that frequent there. Obviously you shouldn't rely on legal advice you get in forum postings, but it may give you some pointers.
Finally some solicitors etc. will offer a free first consultation which you can use to get advice, but they won't take any action on your behalf without you having to pay for it.

Thanks youngmoney, one problem is we are getting a lot of flood surface water coming onto our property from next door, we are on a slight incline and the surface drains I put in for our property cannot cope with this extra water. It seems worse for us since they had an extra road built.
The other problem is in my conveance the previous owner has put a clause in to grow shrubs and climing plants on the other side of my wall, but they have screwed a trellis to the wall (which I dont mind), but I thought it would of been curtious for them to ask first. The wording is to be trained against or become naturally attached by itself.
They say they have the legal right, I feel I need some legal advice before I go any further0 -
Very interesting one, the water especially. You will normally get a free ten minutes from a nearby solicitor. Where do you live? I will see who I knowI am a Mortgage Adviser. Sorry to be so impertinant.
To be fair I think it has already been mentioned by different posters here. I would look at CAB locally. Initial consultation with a solicitor. Household insurance/Car Insurance/Union or Employment Affiliation may also be a source of free advice if you have paid for the options or have clauses within any of these.
I hesitate to say it, but one of these "No Win No Fee companies may be a last resort.
Good luck
