Variable / Tracker Rates
What is the benefit of a variable rate mortgage over the tracker mortgage? I can`t see any benefit when I am seeing the tracker rates cheaper than variable and with the assurance that if BBR decreases the tracker rate will follow.

HSBC Lifetime Tracker BofE Base Rate _ 0.48%
I have a HSBC lifetime tracker of BofE base rate + 0.48%. I understood that they have to reduce or increase my rate as the BofE base rate moves. Am I wrong? Can they wriggle out of this? Advice appreciated Justin

How will Equity Release work with low rates
With interest rates reduced and to be reduced more and more(?) how will equity release mortgages react? If ER rates reduce to reflect what Mervyn is doing would it be a good time to release equity, provided you wanted to? Or will ER products ignore rate cuts and still loan money at say 6% even if base rate was 1%?
