Hello, I would appreciate some advice on an early repayment charge we have been quoted. All being well, we are moving home in a couple of months. We have our new mortgage in place, all parties' surveys are completed and we are near to exchanging contracts (I won't believe it until it happens, though). My current mortgage…

Mortgages and poor credit, my experience.
So I'm telling my story here, might be totally useless, but it also might be useful to someone in a similar situation. We started looking to buy a property at the very end of 2019. Just before COVID. We didn't know if we'd get a mortgage from anyone so we approached a broker just to see if anything was even remotely…

Remortgage looming, how much extra debt can I take on?
My mortgage renewal is due late summer 2023, approximately 1 year away yet. I've currently got a number of 0% short term credit cards, along with 3.9%/4.9% slightly longer term deals on cards too, mostly done as part of a large and expensive (now completed) driveway building project, which should at the very least add the…

Question on ‘debt consolidation’ with remortgage
Hi, Bit of an issue.. Our remortgage is coming up and we have recently spent a reasonable amount getting our kitchen redone. I have paid the builders but put the kitchen on a Buy Now Pay Later loan via Wren/Barclays and have around 8k on 0% credit cards for appliances etc and other bits with the intention of adding it to…

Mortgage Offer £3k more than we owe. Accept and overpay?
Hi I'll make this a short and straightforward as possible. Current HSBC Fix ends 30/09/2022. Received an offer from Virgin at end of March for what we owed at the time (offer expires 28/09/22). We are now wanting to arrange a completion date however the offer we received is now over £3k more than we currently owe as we…

Mortgage offer extension - Halifax
I'm in the process of buying a new build flat. My offer with Halifax (5-year fixed) expires on 30th September but it's looking increasingly unlikely that I'll be able to complete by then - the build still isn't finished, there are outstanding enquiries etc. Has anyone been successful in securing an extension on their offer…

Hello, New here, appreciate an advice. Got a joint mortgage with another person. Now I want to buy another (second) property for myself. Can I use any equity I have in the current joint mortgage for this purpose, e.g. to top up the deposit for the new property? How to do this if yes and what's the terminology here. Any…

HSBC - switching mortgage rate
Hi everyone, just wondered if anyone had switched to a new rate with HSBC recently and how straightforward it is? Now they have extended the time period from 90 to 120 days, I am able to move to a new rate (current rate expires end of December). I had been considering paying an ERC of about £400 to secure a new deal before…

ERC - unlawful penalty?
Hi. I understand that English law generally prohibits penalties which are unrelated to actual (or expected) loss. On that basis, how is a fixed ERC not an unlawful penalty? Especially in the case of remortgaging with the same lender at a higher fixed rate. Thanks!

Another jump ship on current fix/ERC post
Hi, just wondering if I could get people's opinions on whether exiting my current fix wouldn't be madness and which of of the offered rates looks like the best option... (understand we don't have a crystal ball etc... :) ) Mortgage balance is currently £145,000 with an LTV of around 36%. I could potentially make an…

Re-mortgage rate starting early?
Hi, I'm coming to the end of my current fixed term mortgage deal, due to end in December 2022. I've decided to re-mortgage with my existing provider, and have selected a new 2 year fixed product, due to start January 2023 (at a higher rate as you might expect). However when receiving the paperwork through for final review…

What interest rates are you getting for your new mortgages?
Hi all, I've got 3.25% locked in but there is a £995 fee with Coventry BS. It was offered on a flat but I changed my mind. I'm guessing I am best off sticking with this then, rates do look higher. LTV is around 65%.
