BTL Mortgage with existing tenant
Are many lenders will to lend with an existing tenant? I'm looking to buy before April, the tenant will be given notice but is happy to stay on, would it be possible to get the tenant to sign a new AST with myself or would he actually have to move out and then potentially move back in.

Ageism in mortgages
Last week there was a landmark case against the Co-op where a 59 yr old was refused an extension to his mortgage on ageism grounds. Whilst this case was bizarre due to his high income plus 3 private pensions (he was a retired Nationwide Advisor of some sort), I am facing a similar situation with a major building…

Nice and complicated - please advise if you can
It's a long one so quit now unless you're in for the long haul.... My husband and I took a mortgage with Halifax for £119,000 5 yrs ago in May. The mortgage is in my husbands name only as they would offer me one or him one but not one jointly due to poor credit, lending criteria etc. We now owe £105,000 and want to add me…

How Hard Is It To ACTUALLY Get A Mortgage
Hi I have been given notice by our landlady and we are looking at getting a mortgage. We could raise 30kish from savings to cover the WHOLE purchase (deposit, legal etc) but I have two defaults dating 6 years ago ( which REALLY dent my profile, no other late payments or anything anywhere). One to come off on 12 Feb 16…

How to reduce the risk of buying off-plan?
We're currently looking at a few developments nearby which all have completions "roughly six months after release", subject to delays. With most mortgage offers only being valid for six months, how do people reduce the risk of the build taking more than six months (likely), and having to apply for another mortgage and…

How accurate are affordability calculators?
Hi there, I've been online using some of the high street banks more detailed affordability calculators to see what we could borrow and I just wondered how accurate they are? I am currently paying off credit card debt but even with my exsisting debt of £7000 the affordability calculators suggest we could lend up to £219900…

One name on mortgage but two names on actual house?
Quick question, myself & partner are FTB. Currently dealing with a MA who is coming back to us shortly with a DIP. The DIP will be based solely on my partners income and credit history. I am on Debt Management plan so can't be considered on the mortgage unfortunately. Has anyone been in a similar position? My question is…

Hi Looking to buy first house in the summer. I currently have a credit card with Lloyds who are also my main current account holder. Small but frequent gambling transactions
Hi, I am in the process of applying for a shared ownership mortgage with the Halifax (85% LTV). I have submitted my bank statements to the broker, but I am worried about whether small but frequent transactions to one online gambling company will affect my application. I have no other commitments or debts, I have never used…

Hi All, I am a first time buyer. We have just received our Decision In Principal for a mortgage of £151,700. Applying for a mortgage
Hi. I will be applying for a mortgage in the next 6 to 8 weeks and wanted to know if I apply for a 0% credit card now, whether it will affect my chances of getting a mortgage. I plan to transfer a balance and pay it off before we complete for a mortgage, but my wife has this impression that if I have a balance on my card…

DMP, Selling up and mortgages.
Hi. I posted this in the debt free board but have been advised to post it here as well. I don't think this is a request for help (yet) but think it may be a cathartic moment as I try to get my head round what is happening. Although any input will be appreciated (!) 18 months ago I lost my well paid job and managed to dodge…

Paying off credit cards before completion
Hi.... I have been accepted for a mortgage and due to complete in the next couple of weeks. The mortgage was approved based on me clearing the balances on two credit cards (circa £4k). Will I have to prove i've cleared these debts, and if so, what will I need to provide? I am a little short and would prefer not to pay off…
