BTL Mortgage with existing tenant

Are many lenders will to lend with an existing tenant? I'm looking to buy before April, the tenant will be given notice but is happy to stay on, would it be possible to get the tenant to sign a new AST with myself or would he actually have to move out and then potentially move back in.

We are now on the 9th of Feb if the tenant has not been served notice then they will not be out before April !0
