Help chance of getting a mortgage with 1 default
Hi trying to get a joint mortgage with my partner for 185000. We have a joint income of around £50k. Didn't realise I had a default until we started looking at mortgages a month or so ago. It's for about £50 on a new look card which I forgot to pay and ended up with a default. This is recent and was paid last month. It's…

Affordability Calculations
Does anyone know how most lenders assess affordability? Is it on an affordability calculator and if the number crunching works the box is ticked? Or do they sit and tally up all your cost of living expenditures? Or maybe a combination of both?

Thinking about the future and wondering if mortgage lenders accept rental income from BTL property which you own as part of your income. We have a BTL, and ideally would like to purchase our next home then remortgage our current house with a BTL mortgage and let it out as a 2nd BTL. Would lenders accept the rental income…

Endowment
When my (now ex) hubbie & I bought our first flat, we took out an endowment mortgage, and separate endowment policy. We moved several times, and changed mortgage providers each time, but kept the initial endowment policy going - it was only costing us £10/month, and seemed like a good investment. When we split, I took over…

Shared Ownership 75% share with 10% deposit
I'm planning to buy a Shared property in east village (2012 olympics athelete village). With my savings, I can either purchase 75% share with 10% deposit or buy 50% share with 15% deposit. I'm inclined to go for 75% share as I would be repaying more of my mortgage and not rent. However, there aren't many lenders who would…

Moving home
Evening all The wife and I are about to move up the property ladder and I just wanted to get some friendly advice. We're a year in to a £13k 4 year personal loan, so approx 11.5k left (as the interest is added up front, would probably be less if I requested to pay it off early). Is this likely to scare off mortgage…

I have had my meeting with the Halifax mortgage broker in branch. I have passed with an A4 result and have my DIP. I am just wondering what difference the A result makes to my application and what kind of checks are done for an A score compared to other scores?
