Move family in to care for my mother whom lives with dementia
My mother lives alone with dementia and Alzheimers and has carer visits 4 times a day. However, I feel she now needs my family and I to live with her. I would ideally like to sell our house and use some of the capital to build an extension on her house allowing us to all to live together and care for her. This sounds…

Service charges on empty, for-sale, retirement flat?
I have inherited my father's leasehold retirement flat, and it's currently up for sale. Will I be expected to pay the service charge (£1100) and ground rent (£175) every six months, even while the property is empty? Thank you all.

Buying a 50% share of husband to be's house, implications for stamp duty on a second home
Would I have to pay stamp duty if I purchased a 50% share of my soon to be spouse's property as a second home? We are marrying in July. We intend to keep both our properties whilst we are married but I am interested in buying a 50% share of my fiance's house (without selling my own house). The reasoning behind this is to…

7 year fixed/broker or not
I've made an offer on a house on Friday, I have an agreement in principle with barclays. I'm anticipating needing to make a second offer due to the level of interest from other prospective buyers. However, if things go well I want to move quickly if my offer gets accepted. I've been looking at mortgage products a lot in…

Does it help or hinder to have the same EA manage sale and purchase?
Have you - or someone you know - asked the estate agent managing the property you want to buy, to manage the sale of your existing property? Wondering what other people have experienced. On the face of it there appears to be a benefit to having one less party to deal with, but I’m probably missing something! Any thoughts…

Discharge of planning conditions
We have been in the process of buying a house since 6/9/20. We are almost there but there is one enquiry outstanding, it relates to the discharge by the local council of the planning permission conditions, two relate to access to the site whilst the property was being built and the other one is for soft landscaping. The…

Tenants in common
My partner and I bought our house 10 years ago as tenants in common. I own 55%, he owns the remaining 45%. I paid for my share in cash after selling my flat, he took out a mortgage because he was renting. The mortgage was and still is in both our names (the bank insisted on this because I live here too). We then went to…

Notice for Completion Date
i’m a FTB and will have to give notice on my current rental property in due course. How much notice will I get on the completion date and is the date accurate? Asset Academy, UK

House sale all going wrong....
Hi everyone, I have posted before about my sale and a contract clause in my freehold house that asks for payment of a small share of upkeep of communal areas. There has never to my knowledge been any charge made, I’ve certainly never had a bill and didn’t even know it was in the contract until the buyers solicitor raised…

EWS1 under 18m high - Waiting on update from mortgage company
Hi I'm not here to ask questions but more to put this in writing to maybe help others. We've just resolved a 2 year legal battle with our freeholder over major works. We settled in the end and have just paid £15k. They've replaced all cladding, removed asbestos, rebuilt balconies, etc. Everything basically. When this was…

Capital Gains Tax
I have rented out my property for 3 years and will sell it this year. It was my main residence for 12yrs prior to renting it out. What capital gains tax would I be liable to pay? Are there changes to CGT main residence allowances from April? I would be grateful for any advice so I know what to expect when I sell. Thankyou…

Bought my first and only house 7 years ago to live in. But moved back with parents. Capital Gains?
Seven years ago I bought my first and only house. It was to be my home and we spent around 17k doing it up because it needed total refurbishment. New kitchen, new bathroom, all new radiators, wood flooring, carpets, plus other minor fixes. I did not keep receipts for the costs because there was no reason to believe capital…

Buying a flat with partly illegible lease, are indemnities enough?
Hi everyone, I am a first-time buyer who is halfway through the buying process of a flat in London where the only copy of the lease in existence is illegible in around 30% of its parts, likely from the photocopier. The freeholder and land registry have the same copy. The house was split into 2 flats in 1993 from which this…

Is this damp?
I'm thinking of making an offer on a house. The attached photo shows the exterior wall seen from the garden. Does the dark patch (circled) look like damp? I want to check with good folks here before asking the seller. Thanks in advance for your help.

Last minute price negotiation and mortgage offer
Hello, a last minute issue has come up with my house that means I’ve (begrudgingly) agreed to lower the price by 1k. I had said to the EA that in the interest of proceeding ASAP I’d rather it not go through the lender and pay cash. My EA has said the buyers lender will need to be informed and the mortgage offer adjusted.…
