Have reserved new build, all good, but not 100% sure about shared access to gardens!
I have sold my house and reserved a new build, which is exactly what I was looking for, great garden, good location, etc. It really does tick so many boxes, but has one 'negative' in my view of a shared access to gardens with the neighbouring house. The entrance to my garden and the neighbouring house has a 'shared access'…

Offer made at asking price...Not sure of seller/EA's game
Hello, We have recently found a property that we're very interested in. It's my second time buying a house so I'm still very new to the process. We really liked the property, it was in a good area and ticked all of our boxes. After our first viewing and a couple of days to think about it, we put in an offer at £5,000 below…

new tenancy agreement with 6 months up front whilst on universal credit
I've
been out of work for some time now and the situation with covid has made things
very difficult to find a new position. I'm
worried now because my tenancy with my current landlord ends in a few weeks and
I'm looking for a new place to rent. The problem is that not having a job means
that Landlords are generally…

Survey/valuation - how serious are these problems?
We’ve just had a building survey come back for a property we are in the process of buying. We are FTB so struggling to understand the severity/cost implications of repairs recommended, so if someone with more experience could offer some insight it would be very much appreciated. We are planning to renovate & extend the…

Found a property we love how much should we offer?
I know how it goes, you offer based on how much you love the property and we do love the property BUT we also don't want to overpay. We are in Scotland the property is a very popular family orientated area in Glasgow. It is a 2 bed semi-detached with a dining room/bedroom 3, 1930s build in need of a degree of modernisation…

Do I own this land?
This is slightly long so I will try to expedite it! There is a small parcel of land at the back of my property, which originally belonged to my house but as I understand it ways sold off to the people at the back in the 1980s. The land has been left as essentially scrub land and is unused and a damn mess. I approached the…

Neighbour dispute and selling
Sorry in advance for the long post. About 2 years ago a new neighbour moved in behind us. He left us a note just after he moved asking us to phone him as he wanted to cut the height of our trees. We didnt want to as they are mature trees, we maintained them every year or two and compared with our next door neighbours were…

Electoral Register Information Form
Hello all, recently, I have received a letter from the Council to confirm the Electoral Register Information at my address. Currently, 3 people live in the house (myself and 2 others). My name is on the letter, and one of the other housemates is not eligible, so her name is not there (not a problem here). However, the last…

Solicitors and private tenants
I live in South London. I have been issued with a Section 21 notice and everywhere I look it appears that the legal market primarily caters for landlords with private renters pushed aside. Can anyone recommend any firm of solicitors in South London who are willing to represent a private tenant in terms of filing a defense…

Missing deed of trust and tenancy agreement
Hi wondering if anyone can help 🤞. Is it possible to get a copy of a deed of trust and tenancy agreement? Parents and son had these done in the 80’s and we know that it said they could live in the house rent free until they died. Unfortunately Dad has died and Mum is now in a home (but could possibly still be returned…

Access to chimney rights?
We are wanting to install a log burner to our property. It’s a detached house. The chimney is on the neighbours side of the house and the stove installer has told us we’ll need to have scaffold erected for a day to carry out the install. The scaffold will be on the neighbours property. We are going to go and ask their…

Payslip checks from Santander
We are buying a new house and have been initially approved by Santander. We have sent them our most recent payslips and next week we have our full interview with them. I am worried because I may be changing jobs in October and then will be on mat leave from November (because we don’t do things by half) and I’m worried if…

Examples of concise and meaningful wording used against new build planning breaches.
what are the important words, sentences to use when a new build consented planning to be used as a games room, study etc is being used as a separate house/property. My friend has sent me a long email of what she is hoping to use and I felt a bout 2/3 paragraphs citing some concise info would be enough. Any examples,…
