Help to buy equity repayment question
Hello I am getting an independent RICS survey done for help to buy to repay my loan on a mortgages property. I think the help to buy valuation will come back lower than the offer price we have received on the house. Does that mean we will only pay back 20% of the valuation rather than 20% of the actual sale price?

How much to offer on property?
We’ve viewed a period property in Staffordshire. It’s on the market for just under £150,000. The property is in good condition, neutrally decorated with a nice, fairly new kitchen (owner said it’s 5 years old) and bathroom is nice. The boiler is 2 years old and it has UPVC double glazing, although this is over 8 years old…

Potential changes in circumstances - what to do with flat?
Hello I wondered if anyone had any advice for a potential change in circumstances. I bought a flat a couple of years ago when I was firmly single as I was sick of renting in London. I put in a 10% deposit, traditional mortgage plus Help To Buy loan. A few months after I completed the purchase I began a relationship which…

Landlord ignoring reference request - are we doomed?
Hi everyone. I've been at my current property for over a year now. It's a massive dump and very poorly maintained. I have tried numerous times to contact the landlady about the issues - wall sockets hanging off of the walls, boiler that keeps breaking, leaking bathroom sink (And by leaking I mean it floods the kitchen if…

Surveyor Quote Problems.
I have recently booked a Homebuyers survey via a Company on the web, cost being £420.00. A week later I received a quote from the same Company for £315.00. I asked them to explain why I was charged £420, reply being it was a mistake to send it to me, and that it was a Christmas offer, but nowhere on the quote did it refer…

New double glazing to add value before sale or not?
Hi, We’re looking to move in the next 18 months. I am currently debating whether it’s worth doing. The windows definitely need replacing, they’re first generation 30 years old or so. Am I likely to make the money back when selling or should I just leave them as they are now?

Land Registry - B: Proprietorship register
My father passed away in 2018 and in accordance with his will the property he and my mother shared has passed into her sole ownership. The property had been held as tenants in common since April 2007 (held as Joint tenants prior to this). On the title register which the Land Registry has now sent me a copy of under section…

Dodgy landlord- re-advertising a property under threat of repossession.
Just moved out of a rental property in Scotland. Slightly earlier than we had intended to - long story, rental was temporary while we do up a house we have bought. Anyway - in November a calling up notice from the lender arrived, addressed to the occupier. Basically the lender saying they are calling in the loan. I called…

Belleway Part Exchange
I have been looking at a new Bellway development where we live and was just wondering if anyone has any experience with their part exchange scheme? What sort of price do they offer? When they say “market value” what does this actually mean? A few years ago we took out some additional borrowing and the survey came back at…

Waiting for rental deposit to be returned
Hi, I moved out of my rented property on the 16th December and the estate agent had advised the house was in good shape when we left - just a few minor marks on the walls from moving our stuff out (the landlord has had the house on the market for a few months now, even when we were in the property). They have sent an email…

Part Exchange Persimmon advice
Hi, We are currently in the process of buying a new home with Persimmon. I asked about movement on the asking price or to have some of the extras thrown in and I was instantly told no, they won’t even cover stamp duty etc. The reason being is that because we are looking to use the PX scheme, they class this as an incentive…

Is a small indent on the over considered excessive to fair wear and tear?
I have recently moved out of a rental property. The checkout report shows a small indent on the inside of the oven. Even though this is just an indent, the report says "indent and chip". How can you get a chip on the inside metal frame of an oven!! My landlord wants me to either repair it or have it replaced. Am I right to…

Property title plan question
(Accidentally put on the savings board as well by mistake). I am reviewing a title plan, which says: What does this actually mean? Does it mean there may be restrictive covenants but doesn’t know what they are? How am I supposed to know what these are? The house was built after 2013 and was previously local council land…
