Paying two different agents to rent
Hi there, I'm having trouble finding advice on this situation and want to know if it's common practice. I'm new to the forums so I wasn't sure where to start! We are looking to rent a property that we recently viewed. We were shown around by the tenant who told us the agency who set up the viewing was helping her find a…

Nhbc vs Premier gurantee
Hello, I'm looking to make a claim for a defect. My insurance is with Premier guarantee. Anyone have any experience with them compared to nhbc? I'm in the "defects insurance" stage. Which I believe is cover for the first year. Is this easier to get a successful claim than the 10 year structural guarantee?

What info do an estate agency actually need
just to view a property? Can I just tell them I'm not interested in giving all my details over. I'll give you my phone number and current address but that's it. Mainly because I don't want your spam. I'm lead to believe they ask for details because of the old Suzy Lamplugh but I don't want to have to say how much I'm…

Where to live in Crawley?
Hi all, I am currently house hunting in the Crawley area. I know this used to be classed as a terrible place to live not so long ago, but wanted to hear from people who live/have lived here in recent times and what it's like to live here and what the better areas are to look in. From viewing houses, Broadfield seems to be…

We want to buy with elderly Mum and port mortgage
Hi We have to move house due to change of job and want to use the opportunity to buy a larger property with my widowed Mum. Our intent that she would contribute the equity from her house (no mortgage) and we would port our mortgage which is a fixed rate until 2019 in order to buy. We have seen a solicitor and my Mum's…

No planning permission for extension?
Ftb here. Buying a house with an old extension. Vendor purchased the house in 2000 and says the two storey extension was build before that. Our solicitor seems to be ok with the lack of paper work but I am not really. Tried to research the matter and I am thinking about indemnity insurance but that's going to slow down the…

Can you ask to delay a new build completion date?
Essentially the vendor of the house we are potentially looking to buy is buying a new build, which I believe is due to complete in early April. Issue we have is that our fixed rate changes on 30 April, so realistically to avoid a 2k ERC we need to complete from the 1st May. Does anyone know if the vendor can ask the…

Money, Money, Money
Hi We are still aiming to complete on 22/03 all being well. I just have a quick question so we can organise finances etc as we each have a large chunk of money in our personal bank accounts to contribute towards stamp duty, deposit etc and I'm guessing for ease it would be better for all money to be in one account only? So…

Repairs and agreements when owning HA property
I am posting on behalf of a friend in the north-west who was hit by very difficult times. He was a carer (unpaid) for his wife, who died in December 2016. He is in his early sixties and has been severely depressed ever since, but not just because of losing his wife. He has worked hard all his life until very recently, when…

New Mortgage & Title of transer deed
My daughter and her ex have split up, he can not afford to buy her out nor she him. As a gesture of good will we discussed with him that if we came to an arrangement of a settlement figure and the lender agreed we would transfer onto the existing mortgage with her and the title of deed as there was only about £22,000…

Renting flat with License agreement
Hi all, First of all my apologies if this has been answered before but haven't seen something similar in my search on this forum. So here I go, I'll try to keep it short. Not long a go I've seen a 1 bed flat that was up for rent with bills included, furnished. Hence I was looking to rent something for residential use, this…

Right to buy scheme
Having submitted my right to buy application. Have been told my local city council landlords have destroyed the first 5 years records of my being a tenant. But are insisting I produce evidence of theses dates although it was 26 years ago. I was initially told copies from the electoral register would be sufficient but now…

Lifetime ISA, or purchase a home to rent?
Good evening all! Have an odd question and looking for some advice if possible. Basically due to my late grandfather’s astute investments, I’ve recently received a surprise amount that would enable me to put a deposit on a home in tandem with my current savings. I currently still live at home with my parents, but am…

Land Registry, please help!
I am hoping that the Land Registry will respond to this post. We are in the process of selling our house and have found that an error on the land registry record shows a small parcel of our land right in the middle of our garden still being owned by the previous owner. The previous owner put in the boundary fences which…

Sole agency v sole seller
Hi all Regular reader here - but less frequent poster on all things MSE! I have a contract from a local estate agent in front of me, one that should be 'sole agency'. However, I think the contract they have given me is 'sole selling rights'. Here's what it says "If we act as your sole agent, you will be liable to pay the…

Valuation below sale price and previous sold pric
So I'm a first time buyer in the London area. The property I'm buying is in London (Zone 5). I had an offer on a flat accepted for £219,000. It was on the market for £225,000 and, according to Right Move records, the same property sold for £212,500 in February 2016, more or less exactly two years ago. The lender's…
