Should you get conveyancing documents

Hello,

Do/should solicitors provide a boundaries map or sewage documents for your reference? Just asking as I was only ever shown a boundaries map once for about 15 seconds.

  • If they don't give you a copy then you should ask for one. You should also review any property plans and your Title Deeds very carefully before purchase, make sure you fully understand what these say and raise any concerns with your solicitor or conveyancer.
    You would also be wise to retain a copy of all the documents for future reference.

    I've already purchased the property. Solicitor didnt raise any issues. Only want to check to see if I can put a fence close to a little flower area to stop branches coming onto the driveway.
  • Which is why I said you would be wise to retain the documents for future reference! Can you go back to your solicitor and see if they are able to send you a copy of the title deeds and plans?
    If not contact the Land Registry or Registers of Scotland and ask for them to send you a copy. There will be a small charge for this.
  • I have the deeds which refer to the zone colour coded lines but not the actual map to refer too. There are also two inspection drains quite close to the property which I had just noticed so want to make sure there were some sort of check performed.
