Been Offered a rental house , but landlord wants 12 month contract not 6 ?
After over a year of searching for a rental we've finally found a house that has accepted our application . We put in our interest for a house we viewed , and the landlord came back saying that he's willing to accept us as tenants (providing we pass the necessary checks etc etc .) and has offered it to us . However this…

Meant to exchange this week
We are meant to exchange this week after a long drawn out purchase. The only problem is last week the builder of the house wanted a valuation for the house as they must be owed money as its a newish build and lent the sellers some money when they purchased 3 years ago, my question is how long will a Rics valuation take and…

Firstdirect and non-conventional build
Hello, Does anybody have experience of applying for/getting a mortgage with firstdirect for a house with a non-standard build. In this specific case, the house has a partially steel structure. Did they mortgage it? Were there any problems? Any advice? PS - naturally we will be getting a very thorough survey and only…

Housing point/band system
I just wanted to know if I could get points to get on the housing register if I need to move closer to family members I care for on a daily basis. I am the primary carer for both my parents, who suffer from life changing illnesses and living 10 miles away from them, it's become extremely difficult and…

House sale hidden
My house was recently STC / Under Offer - survey done, conveyancing in process etc. It disappeared some time after 'for sale' on RM and EA's website unlike all other properties they have listed (under any circumstances - for sale, SSTC, under offer, sold). My property is being sold to an investor and when I previously…

Offering under 'Offers Over' in Scotland
We are looking for a house in Scotland and have seen one that we quite like. Unfortunately, the home report valuation in my opinion has been plucked out of thin air – the most any other house in that street has gone for ever is £290,000 (including several sold in the past year) and yet the home report valuation for this…

Just 2 weeks after our offer was accepted buyer has pulled

Executor excluding benificiary
So my mum passed away in Nov 2015. I am her next of kin. Early last year she explained to me that she had made her uncle by marriage and his wife executors of her will to give them the authority to close down bank accounts and register her death etc if I was too grief stricken to do so. The house was never mentioned and I…

Offer on house accepted, but have I offered too much...
Hello all, I've had an offer accepted on a house recently. Thought I'd wait to see if prices really would go down post Brexit, but perhaps unsurprisingly they continue to rise, and I need a home! So the house I'm interested in has an asking price of £475,000 (overpriced in my opinion). Its a small two bedroom detached with…

Selling my half of house in divorce, does Section 106 agreement stand?
I am currently divorcing my husband and he wants to buy my share of the house. We built our own home in 2005 subject to a section 106 agreement that states if we sell the house it must be 30% under market value, this will greatly be in his favour and will not really benefit me in looking to buy a new home. The S106…

Stamp Duty on a Lease Extension for a Buy to Let Property?
Do I have to pay stamp duty on a buy to let property that I have owned for 30 years when I'm extending the lease? The property is rented out. Is there a calculator for this? I understood that stamp duty is only applicable if the extension price is over £125,000. My extension price is nowhere near that! Thanks.
