Do private tenants have any rights

Just had a text from my landlord saying if i dont give him an extra £75 on the 1st October then i have to move out on that date. Effectively 3 weeks notice by text of a rent increase up to £800.
I asked for a months notice but just the same texts from him saying money has to be in his bank on the 1st or i have to move out.

Also i have never had a gas safety check completed at the property or a boiler service he just says wasted money and i if want that to rent somewhere else.

No carbon monoxide gas monitor by the boiler

There are very few properties available in my area and the house prices risen so much more than peoples income.

Is it normal for people to be treated like this. Basically suffer whatever happens or face eviction?

So sad

He can say whatever he wants but he cant make you move at such short notice, indeed if he goes through the legal process it will take many months, he has to start by issuing a legal S21 notice, which is NOT a text message !!!
You should also check if he's protected your deposit as you could get a big win on that, since he's not complying with the law on boiler servicing I presume its quite likely he hasn't done that either.
    Follow this for boiler servicing

And to determine if your deposit is protected go here

You do not have to do anything. Just ignore him and carry on paying the rent as normal.

If he wants to increase your rent, then he has to do it properly.

As above, has your deposit been protected in one of the deposit schemes? If not, then he CANNOT evict you unless he returns your deposit in full.

Do not communicate by text. Just ignore him.

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

What system? What he has done isn't part of any legal system to either increase rent or evict you.

Which, depending on how your contract is written, he may not be able to legally force.

Not only that, but failing to protect your deposit is an offence, and he could be made to pay you something like three times the deposit.

That's what the law says, but if the landlord is so blase about basic stuff, I'd worry the OP will come home one day and find her stuff on the street and the locks changed.

I would have thought that basic safety checks should be enforced automatically by the HSE or whoever. If a property is rented some procedure should be in place without putting a tenant in a position of reporting a landlord and facing a Section 21 straight after.

I dont know about the deposit. I have not been informed of anything. Whatever i ask he just says leave if i want to. He says the letting agents have tenants waiting

Are you in England or Wales? What (exact) date did your tenancy start? Is there a fixed term (6 months? 12 months?). Does your tenancy agreement say anything about rent increases?
  • You can get free advice from Shelter- they helped me out when I had issues with my landlord and the advisers are really knowledgeable and reassuring. Good luck!

You can report the lack of a gas safety certificate to HSE here...

There is no legal requirement for a boiler service or a carbon monoxide detector.

Well, the obvious counter to that is for the OP to change the locks themselves, and then the LL can only gain entry by agreement or by force.
