Help to buy scheme deposit?
I'm want to buy a new home soon, and I was just wondering with the help to buy scheme is there a maximum amount of deposit you can stick down, I think I might be able to scrape together a 25% deposit but would I still be able to use help to buy with that amount? Tia

Service charge query
I note the freeholder has now taken out terrorism insurance as well as buildings insurance. Is this common? Good practice? Or just a rip off?

Renting a house in Spain
I ve tried to find the answer in the forum without result. Apologies if this is not the right place. Where is the best place to advertise a house abroad for long term let? The house runs out of solar panels and a generator and it is in a little hamlet. Because of its nature, I'd prefer to rent it to "enviromentaly aware"…

Heating issues
Hello all, When we rented our house in 2013 there was a gas fire in the front room. When we tried to use it it didn't work, so we got in touch with the LL. LL said fire was condemned and not fit for use but this was not mentioned to us prior to signing contract, and is not mentioned in contract either. We pushed for…

Structural Report
we are selling our house and all the legal work is done but our purchasers homebuyers report has flagged up some concerns so we have had to pay for a structural engineer report. That showed historic movement in the slab foundation. Is this something that the purchasers mortgage company could decline to lend on?

Can anyone please help us with a quick question? There is a house to let that we really like but viewings are not taking place until the 13th October. Apparently there is a lot of people wanting to view the property but we really do not want to miss out on this. We have told them we do not want a viewing, and we will put…

Landlord needing to do major renovations
First ever post on MSE, though I apparently joined many years ago! I'm the landlord of a flat in London (leasehold, but own share of freehold). Let through managing agents as we moved away. I've clearly not been paying enough attention to the property, which is my fault. I asked a couple of years ago to visit the flat but…

Estate Agent playing games?
I've got my house on the market since Friday with my local estate agent, and so far have had 5 viewings. I've just had a call from another estate agent, who valued my house a few weeks ago, on behalf of a large house builder, who I had approached regarding a part exchange, (which now can't happen as they have sold the 2…

Gates attached to our property
We are looking to sell our house, however, the people buying are not happy with the wrought iron gates that my neighbour has attached to our detached property. The gates have been in place for 8 years but no written consent was given. They are causing vibration and noise when they are opened. There is nothing in our deeds…

Landlords making threats and turning up unaanounced
Hi, So I moved into a new property last month, originally when meeting the landlords everything was great and the house is amazing! But over the past few weeks they have turned up everyday whether I am in the house or not, they say they are doing building work in the garden, but they seem to like lounging around in our…

Ask my mum to buy me out?
Hi All, Looking for a bit of advice. My Dad's side of the family are small, and he died 11 years ago unfortunately. When his mum (my Granny) passed away in 2009 we inherited the house. My grandad had died years before, so all their assets went to my Aunty (only surviving child of theirs) and as my dad is no longer with us,…

Referencing EU Tenant
I've been a landlord for just over 2 years, but while I actively read this and other forums and have read a number of books, still consider myself quite new - especially as I've only had one lot of excellent tenants which are now moving out. I let out a 3 bed property and as I live close I manage it myself. However to find…

Please help?
Hello everybody, I am new on here and I have specifically registered to ask help with a problem. My husband and I were living in a one bedroom flat when I became pregnant. We asked our mortgage lender if we could let out the house to move into a bigger place but they refused. We stayed there for 3 years but then we had to…

To move or not to move...
Hi All - really looking for some advice. I own two flats. I recently got married. With both salaries, we can now afford a house. I am selling the smaller flat and the sale is proceeding at £310,000, which will make us a profit of £135,000, which we will use as a deposit. We could afford to keep the second flat, valued…

Alarm fitter wanting access to house
Hello. Just had a text at 7.30 p.m. from a person saying that he is smoke alarm/ co2 fitter acting on behalf of my EA. He wanted to come around tomorrow to fit alarms, and asking if he would need keys from the EA to gain access. Surely all of this is illegal? Fitting an alarm is not an emergency. Asking for access within…
