Mortgage Valuation and Survey Price Conflict
Hello, We're in the middle of the conveyancing process to buy an older house. Mortgage has been accepted, but it valued the house £2,500 less than what we are offering. This was based on some work needing to be done on the brickwork which would cost £4,000 to put right. However the mortgage provider are not retaining any…

FTB - first house viewing. help?
Hi, We're looking at a house tonight - things are selling quick and over asking price so haven't been able to see any yet. However, it seems like it's been on the market for a while... when other houses are selling for £20k-£40k over asking price, why would this still be available? Any ideas? Can't post a link, but it's…

Planning Permission Searches(?)
Hi, Apologies, if this is a bit of a newbie question. We're looking at houses and there is one we're particularly interested in buying. One of the key features of the house is the view. I've heard stories that they may be building new houses fairly near to it. Permission has been rejected thus far, but is expected to go…

HELP! Who is responsible for windows of Leasehold flat
Hi, I own a leasehold flat. My double glazing is now in need of repair or replacing (seals have gone so condensation in between windows) and handles are starting to break. Unfortunately the windows warranty has now expired. Who is responsible for fixing or replacing my windows? The landlord or myself? My lease states the…

Daft question but how do you know something is overpriced?
My wife has viewed somewhere that i have no interest in because of the cost, now she keeps banging on about it. It went on the market for £650K in Jan and was reduced within weeks down to £600k. For me it is still about £100K overpriced for a 3 or 4 bed detached home in the middle of Durham. I have been on Zoopla and it…

At What Stage do Sellers Sign the Contract?
Hi, I was just wondering if buyers and sellers sign the exchange contracts at around the same time or if sellers actually sign it over much earlier on and the buyers signature finalizes it? We are just playing a waiting game at the moment for the final bits to be sorted before we go in to the solicitors and sign but we…

Why do estate agents ask for feedback?
Is it truly to feedback to the vendor or just an opener to try to see if you will buy the house. I have given feedback many times and most of the time I feel they switch off the minute I say that the house was not for us. I give quite detailed feedback on how we saw the house. Should I not bother?

Completion questions?
I just have a few questions around Completion. We are (hopefully) a few days away from exchange (our buyers solicitors have been holding things up by only dealing with the buyers via post and not having a face 2 face meeting to sign the contracts) so we are hoping it will take place on Friday (the contracts have been…

Broken Pipes After Washing Machine Installation
Hello all. Last Monday we had a brand new washing machine installed by Indesit in our rented flat. After they installed it and tested it, a neighbour informed us of a leak down in her flat below. We turned off the water supply and called the letting agent to get a plumber out to take a look. They sent a plumber who fixed…

How, on paper, to be THE best perspective tenants?
Hi, would love to hear from any landlords who could help with this? I never envisaged renting, I've owned w/ mortgage, my own little 2 bed terrace since 2003. In 2009 I actually bought my ex out of it, and had a very successful crack at going it alone as a FT working lone parent. I did so successfully, and have financially…

Repay help-to-buy loan or overpay monthly mort payments?
Hi. I am considering using the equity loan scheme to purchase a property for £295k putting down £30k deposit and £56k gov equity loan. The Nationwide have a fixed 1.99% that mean monthly repayments of around £900. This would enable me to overpay each month by as much as £500. Should I do this or should I be paying off the…

Old style toilet cistern and sink
Just a query - a client of mine has just taken over the tenancy of a HA flat, it has an old style plastic mustard yellow toilet cistern and avocado hand basin, the toilet has been replaced and is new - er! Was there not some kind of law or something that said all council/HA properties would have updated kitchens/bathrooms.…

Should we have heard something from Solicitors?
Hi all. I'm feeling completely lost with solicitors and whether we should have heard something or what we are meant to do. We had our offer accepted on the 1st of this month, we met with the EA for a pointless meeting the following Friday (a week after acceptance) and appointed solicitors on the Tuesday (11th). As the…

Forcing property sale / Tolata / Children's Act
