Solicitors fees - how much ?
Hi, 1st time poster but have been lurking on here for awhile now. My wife and I have FINALLY found a buyer for our house. The sale has been agreed (£100k) and there's no chain involved on either sides - the buyer is a FTB and we are already living somewhere else (the property concerned is empty in other words). Both…

Conveyancing?
I'm about to market my property and while researching the HIP have discovered the option to get this tied in with the conveyancing which supposedly reduces the rate. However, the conveyancing quotes I'm getting vary from very low (£99ish) to over £700. Some companies provide a breakdown of what the quote entails (i.e. sale…

Can you find out who the lender is on a particular property?
Hi everyone I put a verbal offer on a house (for the asking price) which was accepted, we then submitted a formal offer. A few days later we were shocked to find out that infact the property might be getting repossessed as the current owners have not been keeping up with the payments. Since then (3 weeks ago) ive heard…

Nice area... nearish to Stansted Airport ?
I suppose that this is aimed at people who live in the region of Stansted. Where is the best combination of a house purchase / within 15 miles of the airport / not too affected by aircraft noise / not affected by the new runway proposals / generally an area where there is some pride still to be seen in the neighbourhood !…

Is there any comeback against your solictor? (ie can you sue them for incompetance?)
We're stuck in a house chain. Have been for months. It is a chain of 2 houses. For the last month or so, our buyer, us and the seller have been sat twiddling our thumbs waiting (and constantly ringing them up) for somethign to happen. Our solicitor seemed unable to answer an enquiry from our buyer about when some work was…

Completion on house purchase
I am waiting to hear from EA regarding the offer I made on a house today. I am a cash buyer and the sellers want a quick sale, no chain. EA said, they are hoping to complete within 4 weeks. Is this time scale realistic? I have also said I am in rented accommodation and they can stay in the house until end of July as my…

Maras Tenant Grading Question
Hi guys, I have been put through a Maras check with my partner and his brother as we will be sharing an apartment soon. It seems to have come back fine but for one of us it states 'Jointly acceptable for Tenancy' and for the other two 'acceptable for share' - I was just wondering what the two terms mean and why there is a…

I can only see it in mine and my husbands eyes so need some views. Basically put an offer in on a property on 9th May (147k on a 155k property - good offer we think) and spoke to EA who said that the couple had split up and they owe 152k on mortgage so didnt think they would accept offer it but that she would speak to…

HIP needed if I want to house swap?
I am thinking of advertising my house on a house swapping website. I know I need a HIP if I advertise on a normal house sale type website, but do I need a HIP if I am advertising it for a swap? Thought the house swapping idea could help save money on estate agent fees, and also on the HIP if I am not blatantly advertising…
