Conveyancing?

I'm about to market my property and while researching the HIP have discovered the option to get this tied in with the conveyancing which supposedly reduces the rate.

However, the conveyancing quotes I'm getting vary from very low (£99ish) to over £700. Some companies provide a breakdown of what the quote entails (i.e. sale fees, mortgage fees, ID check, TT fees) while others don't.

Can anyone tell me what the components of a conveyancing service are? Oddly, it's the higher quotes that are the least transparent. But I'm also concerned that the lower quotes have left items off and I will suddenly find myself having to pay for extras! I really would like to be able to compare apples with apples!

    Hi, I don't know it if will help but we're in the process of selling and are using an online conveyancer - called Abode Conveyancing.

    So far we have only done the HIP (haven't sold yet) but they've been great. They'd done enough for us to market our house within 2 days and completed the whole thing in just over a week. They've also answered every single email I've sent, the same day.

    The quoted us 472 plus VAT for the HIP and conveyancing to sell our house.

    On a freehold sale with a mortgage being paid off there will be a conveyancing fee and possibly a TT/CHAPs fee of about £30 + VAT. There will also be £6-11 for official copy entries. The TT Fee may not be needed as some lenders such as Nationwide will accept a cheque to pay off a mortgage.

    Some firms make a separate charge for the legal work involved with paying off your mortgage, but many don't. Some charge extra for ID checks, postages, professional indemnity contribution.....
