Hi all, Hope you're all fine and dandy :) Quick question. I have had my eye on a property, which looks like it is falling through a second sale. I've spoken to the vendor, they have told me that the sale is falling through as the current buyer was rejected the funds due to the property being unhabitable with the kitchen. I…

Valuation less than negotiated purchase price
Hi I'm about to have my mortgage finalised on a property, but the valuation has come in at £50K below the agreed price. The original asking price was £30k more than we've settled on, so there has been some negotiation already. Based on what I think the property is worth, the valuation is too low, but the lender evidently…

Help for landlord please
I currently have a flat let, fully managed by an agent, but the tenant has given notice to leave (after nearly 2 years, so not too bad). I pay 13%+VAT to the agent. This doesn't seem particularly out of line with other agents in the area. Given I'll need a new tenant anyway, I'm looking at options, eg 1. continue with…

How to find a decent builder?
Hello, We've found a property we're interested in, it would need some walls knocking down and an extension adding. Before even considering putting in an offer, we want to get some indication of costs involved/feasibility/etc. Ideally I'd get a recommendation from someone we know who has used a builder, but we don't…

Notice to Quit - Periodic Agreement - Advice needed
Hi, At the end of our Assured Shorthold Tenancy Agreement, our estate agent sent us a letter to renew our contract on a monthly basis. It stated in the letter that we must give 2 months notice to quit, however I read somewhere that the law over-rides this and only one month is required, is someone able to confirm if this…

We rent a property through an estate agents at £750 per month. We have just handed in our notice to move out. They have started advertising the property but is up for £695 per month. I find it quite cheeky that we have been paying £55 extra per month. Is there anything I can do?

Dispute and Tenancy in Common
If 3 people enter into a tenancy in common agreement, and then 2 of the parties subsequently leave the property to live elsewhere, but continue to pay the mortgage, who is liable for all the bills/council tax/etc? Can you renew a lease within 2 years?
Hi, I have a leasehold property and would like to renew the lease. Everywhere I have read says that you have to have been in the property 2 years before you can renew. Just wondered if this is a hard and fast rule or at the management company's discretion, Much Appreciated Andy
