Before Christmas, I have pay all the fee to the solcitor to carry out the conveyance . One day, one of the staff in this solicitor firm sent a letter to me asking if the original deed was in our hand. We said no. After a week she asked us to sign a duplicate deed to her. Do we really need to get a tenancy agreement witnessed?
I viewed a flat yesterday, and I've decided I want to rent it with my partner. The landlord is keen to avoid using a solicitor if at all possible, because of the cost. I have found a model AST agreement on the Edinburgh council website (found that link from Shelter Scotland) that I believe would be sufficient, if we just…

Letting Agents - best ones please?
My Girlfriend is renting out her 1 bedroom apartment to move in with me. She is going through Blue. They want to charge 10% of the rent and £190 every 6 months for finding tenants. However, they are covering her mortgage, and bills will be paid by the tenants direct through Blue. Although we still have to pay the ground…

Mouse damage in rented house - whose responsibility?
We've had an intermittent problem with mice for the last couple of months. Nothing too serious until recently. The carpet in the study turned out to have been laid straight on top of a wooden floor which already had large (rat?) holes in each corner. The carpet over these holes didn't last long and we now have a 2" square…

Renting House I Own, but Rent Paid to Wife
I have been renting my house out (the title to the house is in my name), but I have been getting the estate agent to pay the rental income into my wife's bank account. I am not filling in the self-assessment tax returns. Does anyone know whether it should be me or my wife claiming the rental income for tax purposes? Thanks.

Rent as a Percentage of Income Query
Does anyone know what percentage of rent per income is when the need for a guarantor kicks in. For instance: if the rent is over 50% of your income then a guarantor is needed. (I realise this can alter if you are able to pay 6 months up front etc.)

"Thank God I had a letting agent"
I keep reading complaints about letting agents. I start wondering why people bother using them. Surely there must be at least some anecdotes where letting agents were invaluable, and saved the day. It can't all be take take take and not giving any useful service back. Anyone?
