How to renegotiate sale price ?
During legal work I find the property I'm purchasing has been underpinned 16 years ago . Seller is prepared to place the building insurance under my name however I wish to renegotiate on the price as I wasn't told upfront before my offer was placed. The Seller seems really stubborn I tried to renegotiate after my…

Hi there, My question falls in to two parts really and i need some advice please. My mother suffered a stroke recently and is still in hospital, she will go straight to a nursing home which we will have to pay for since her assets are over £21,000. She lived on her own. The house is now empty however we do look after it.…

What would you advise someone currently thinking of buying?
*EDIT - TITLE OF POST SHOULD BE "WHAT WOULD YOU ADVISE SOMEONE CURRENTLY THINKING OF MOVING" My sister's been umming and ahing over moving house for a couple of years now. They own a really lovely 30s house in an average area and she'd ideally like a more modern house in a more child-friendly location. Last I understood,…

Heating never been checked by Landlord.
To cut a long story short, Im just about to move out of a rented property. The heating has been on the blink since before xmas, and when i sat down and thought about it, never once, in the two years that we've been here, has the boiler/central heating system been inspected. Is this illegal?

What are my rights regarding inspections?
I know the letting agents need to give notice when they wish to do an inspection, last year they just turned up at my front door and said they had sent a letter requesting entry to the property. This year pretty much the same thing has happened again. I rang up yesterday to report a problem, they said an inspection is due…

Set Fee for Estate Agency
Hi, Im not sure who to contact, so perhaps someone here can help me. Im an Estate Agent with a company that charges a fixed fee (not percentage based and very low) for house sales. I dont want to breach the guidelines by giving details and am not sure how to go about having an article promoting these services on…

Estate Agents Fees + VAT ?
Just a quick simple question. Is it normal practice for estate agents to charge VAT on the fee when they sell your house. It's bad enough that their fees are way disproportionate to the work they do, but this just adds insult to injury. I spent some time negotiating our fee down to 1.25%, only to find in the documentation…

Management Companies, Charges etc
Rather than hijack someone elses thread I thought I'd start my own. How are management fees set? If I was a rapacius ba$tard of a developer I'd wait until all the flats in my development were sold and then up the service charge from 3s6d pa to £50,000. That this doesn't happen makes me think that there must be rules to…

Can Managing Agent Increase Charges by over 50%?
We purchased our flat a few years ago. The managing agents charge a six monthly fee for the upkeep of the block etc. All fine and well. In December we received a letter informing us that due to water damage in many of the flats, the fees have increased by 50% due to the insurance premiums increasing in response to…

Interested in a flat... but is the landlord legit?
Hello, Wondered if you lovely people could give me some advice? I've found a flat advertised privately that I really like the sound of. The landlord says that he doesn't get keys until mid February because it's "a new purchase". Didn't seem keen to elaborate. My OH reckons this means that the landlord does not in fact…

RICS report worst house price figures since early 90s
Is there anyone out there on this group still dense enough to be advising people to jump into the market right now? http://business.timesonline.co.uk/tol/business/economics/article3193239.ece The gloomy result is the worst since November 1992 in the closely watched poll carried out by the Royal Institution of Chartered…
