Heating never been checked by Landlord.

To cut a long story short, Im just about to move out of a rented property. The heating has been on the blink since before xmas, and when i sat down and thought about it, never once, in the two years that we've been here, has the boiler/central heating system been inspected. Is this illegal?

  • All gas boilers/supplies in rented property have to have a certificate provided by a corgi registered engineer it's valid for 12 months therefore should be renewed every year. it is the responsibilty of LL or whoever is acting on his behalf to arrange this. It is the law, he is breaking the law.

    Just for info. Any one who comes under Birmingham City Council for rates and is a private tenant, there is a private tenancy department in the Council who can give advice. Website is https://www.birmingham.gov.uk

    I've been Money Tipped!
    I've lived in my rented house for almost 3 years and the heating has never been checked. Pretty sure it wasn't checked with the previous tenant either.

    The boiler is in the loft!! and often cuts out. As it is a combi boiler it means we lose hot water and heating (wonderful!). If OH is home he goes up to the loft and sorts it out (takes a few seconds) but I refuse to go in the loft. A few times I have phoned the landlord and what does he say? "I'll come round and go in the loft for you"!!! I don't think so.

    I really like my house and the area but the landlord is a pain in the a***.

  • I'm glad to say I have had the Gas Safety Certificate for 2008 issued today for my UK house:T .

    To have my central heating system maintained (24 hour call-out)and serviced by British Gas, to have my gas hob checked once a year and the safety certificate issued costs me just under £300 a year. This is invaluable to me living in southern Spain.

    Why landlords risk their tenant's lives I have no idea. Even if they don't care about the tenant, surely they would care about being on a manslaughter charge if things went wrong???:eek:
