First Mortgage Payment
Hi just a quick query. Had my mortgage offer through today and the first payment is huge! The broker says it is to do with interest as the Mortgage company are presuming we settle in 14 days (which we are not) apparently its how they do it. My question is does the day you sign contracts/start the mortgage have a bearing on…

buying freehold: who pays what if some opt out?
We've recently had a freehold valuation done by a surveyor. There are 10 flats and he's valued the freehold at £40 000. I thought that if some people opt out of participating, that (say the price *is* 40k) the freeholder would still get his 40k so those of us who are participating have to find extra to cover the cost of…

Not sure if I’m posting this in the correct board; let me know if not! My bf and I are looking to buy a house next year and I’ve started to think about all the things I need to budget for bills wise. This is everything I have thought of so far, but I’m sure there must be things I’ve forgotten if anyone cares to add:…

I don't know if anyone can help with this. We currently have our house on the market with the websites sellmyownhome & houseladder. Remember what your solicitors tell you about extensions and alterations...
I've just been contacted by someone who bought a ground floor flat which had a bit of garden with it and so wanted to add a conservatory on the back. He checked with the Council that Planning Permission and Building Regulation approval were not required and went ahead and had it built. He has now discovered that he needs…

What evidence is needed to negociate after Survey
Hi Guys, Had a full survey report which has brought up many points. Most are observations or will eventually need doing. Only a couple of things that need attention immediately. Anyway Its so difficult to get a builder around in London especially for these kind of things, so I sent round an architect who has good knowledge…

Tenant Flat Fire - Next stage - how to sell?
My shorthold tenant was in the flat for almost 6 months. She told me she wanted to get a council property and was not happy in my flat. She said that council would not rehouse unless she had an eviction notice. I issued a section 21. which seeks possession on 9th December. (Having given the 2 months notice). The…

The mad scramble to get a family house in spring
Sold boards have been going up in my area and there is a shortage of good family homes in the catchment area of our fantastic local comp. I am sure that there will be a mad rush to get a family house in the spring. It isn`t the sort of area where there are blocks of flats full of 1-2 bed apartments. The doom and gloom…

Do we have any chance?
We found a buyer for our house back in August. He had no chain, great we though. He has dragged his feet the whole way along. We are not using an estate agent. He had 3 surveys, they said they would hold back £5k so we agreed a price £2k less than the origional one. Then we had a call out of the blue for another survey. We…

2 days away from exchage
And I'm seriously considering pulling out. The house was on for 160k in August. Put in an offfer for 154k, which was accepted. After the survey revealed a few issues I was able to knock them down to 147k. By then it was October and the credit crunch was in full swing. I was due to exchange last week, but after reading all…

Repossession listings
Hi guys and gals, Anyone know if house repossession listings/auctions are made public by the larger mortgage providers? I assume sure most, if not all, are handled/sold onto professional companies that specialise in selling of repossessed houses but someone may know differently. I doubt these would go anywhere below market…
