    This is a big house where we are now lacking a lot of support on every side - do you honestly think this would not cause any cracks!?!

    I'm trying to work out who suggested that?

    Just a small update regarding our chopped out lintels.

    We have had a builder around about 2 weeks ago to quote for the building works (a company suggested by the structural engineer) needed to put everything back to how it was, including steel lintels and redecoration of the rooms that had the lintels removed and the rooms with cracks.

    The window company received the quote, which was 20k, and I think fell of their chairs not realising how much it was going to cost them to put everything back to how it should be.

    They have now instructed another quote, with the same measurements that the first one took, just to make sure they are comparable.

    The window company are going to continue work, to get some of the other windows that they hadn't got round to doing, in a couple of weeks. Will be keeping a sharp eye on them to make sure nothing lintelish is removed!?!

    We are pushing for the work to be done before Christmas. It has now nearly been 2 months since this all started.

    We have this week received the quote back from the second building company and it is only 1k different (less) than the first, so we (us and the window company) know roughly how much the work is going to cost now to put it right.

    Although, when the second builder came round he put the spanner in the works asking "how are you going to fit curtains" and asked if we wanted the steel lintels pre-punched and then coated before them being fitted to stop them rusting. But the structural engineer said the hole could be no bigger than 6mm so as not to compromise the lintel strength, but the builder said it would have to be bigger.

    So at the moment the window company are liaising again with the structural engineer to see if we need bigger lintels to accommodate the pre punched holes.

    The saga continues ......

    This suggests the lintels are being made as specials, and to suit the spacing of the customers curtain pole fixings. It is a recipe for disaster but so be it. They may all get made correctly and not corrode, but quality, inspection and accreditation are vital in all cases.

    If common sense prevailed either concrete lintels would be made, or curtain battens used.

    Is it possible to get concrete lintels that span over 2.5 metres? Battens were spoken about, but really not keen on them.

    Hi again, can I have opinions with regards to steel or concrete lintels - is one better than the other to use in a Victorian house?

    Internal lintels are slightly different as you don't normally see them like you would with some externals (concrete)(and a little bit of steel . depending on the brickwork and everything else involved like brick ties upstairs, joists etc you need to have the correct support for the job . when they were put in and reading through your great post have been wrongly removed . you've had fab advice and opinions . Putting in the best lintels to suit your curtain poles might swing your choice and their options . They will both do the job needed . Note I wouldn't go any bigger than 8ft in concrete myself . that's normally an outside skin opinion . they are heavy / awkward and more difficult to fit IMHO . great post also everyone

    A 6"x4" concrete lintel can be bought up to 3.6 mts in length which will span 3.3 mts but they are very heavy and cumbersome to handle and you need a good drill to attach stuff to it. You can get steel box lintels, which are lighter but a lot more expensive. You could also use steel single leaf lintels, which would mean drilling into brickwork to attach any fittings. Same with steel angle but this would need treating against rust first. I would ask the BCO if one is involved with the job. There are many ways to skin this particular cat.

    We are getting towards 3 months after this charade started and it seems we are back to square one, sort of, but getting there - very slowly!?!

    We have voiced our concerns (as you have probably gathered above), on many occasions, to the window company regarding the lintels quoted from the structural engineer and it seems finally that they are looking at other sorts of lintels to use.

    We have written off Christmas this year now, the house is still going to be a building site because of these idiots!!!
