30 Months on the market

We have now been on the market for 30 months!
The last purchaser just disappeared. His solicitor hasn't heard from him since the end of November.
During the last 30 months we have dropped the price by 7% and have made improvements.
Has anybody here taken longer to sell a house?

Hi,
Can you post a link to the property here?. It does seem a long time to be on the market.0 -

Not a chance. The majority of people on this site are quite sane but it does have its fair share of nutters.

What is the asking price? Also whereabouts in the country?
After 30 months I'd say drop the price.
You have had buyers but sentiment has turned massively0 -
We have recently dropped the price to under £230K had 3 viewings this week.
It's in West Cornwall which has become a strange market due to the fact that most local people cannot afford to buy. Property sales mainly rely on migration from more affluent areas or investment. There are quite a few properties that have been on the market for over 2 years.
Happy to drop the price or accept an offer. We accepted £215K in the summer for a cash/quick sale but the buyer pulled out early due to change of mind. Over the years we have had offers of £235K, £230K, £230K, £220K, £215K and the most recent fall through at £228K. We have had either buyers, buyer pull out or buyer change of mind/circumstances and one relationship split!0 -
Will you take £100k cash?0

Do you have £100k cash? Must be used notes in a nice leather suitcase.;)
Thinking that 2-3 years will see the price at around £150K.
Not sure it will drop as low as £100K but we can live in hope!0 -

I sold my house (north coast) last year, but it was on the market for a year with 2 agents and a price drop. I was lucky. 2 houses over the road were for sale a year before me and are still for sale and only one of those is over-priced.
You have to either drop it to silly money (and still you'd get an offer under that), or wait it out .... unfortunately waiting it out might mean many many years.
The price you've stated isn't for a posh house though is it. It's probably quite ordinary, just the rich fellas have pushed up prices to silly levels for anything with half a roof over its walls.
If you haven't done already, it might be worth changing agents to being a rich buggah London agent. For some reason people with a big pocket of wedge seem incapable of using rightmove and contacting local agents. . . they seem to like dealing with London agents. Can't blame them, service can be a bit slack and laid-back down West.
If you were insistent upon continuing to use a Cornish agent, it would be worthwhile investigating which of them do property exhibitions in London. Quite a number do.
Good luck.0 -
I can supply genuine notes in a fake LV suitcase!0

Hiya, Cornwall is a lovely place, been on a few holidays there.
It is tough times in selling a house. I was asking OH last night, what we should do if someone should make an offer on our house apart from open the champagne :j . May I ask? when you had your offers did any SPEND money on having surveys, etc ? did you loose money on having yours done on the new choosen house? It is a concern having an offer, accepting and getting your hopes and dreams...for it all to fall flat
We have been on the market since July, so no hips required. We have also dropped the price several timesMore viewers tomorrow " I am starting to make a joke of it and saying we are going to charge a pound a look soon!"
Just mopped all the floors( laminate) again! we have a dog with muddy paws - keeps going in /out.
Oh what shall we do ? nothing , it is a waiting game and spring is comming. well, in March. When all the flowers come out the house will look nicer
Best of luck and lets hope the next viewers ane the one.If winter comes, can spring be far behind?
