Checklist for new LL's

I have seen a common trait on here recently from people who are looking to rent out a property for the first time. They are all asking similar questions. How do they go about it, what do they do etc.

I feel there should be a link within the forums that tells them what their obligations are, legal requirements, tips, advice etc. It should also take them through the whole process right through to LA's and Rent Deposit schemes. (I am sure there is a link somewhere from another website)

Rather than the question being answered every time with the same old answers.

There are a number of very intelligent people on here with a lot of knowledge between them. In some way they can help to set people on a straight road from the start in order that they avoid mistakes, which may cost money or affect their tenants.

If people then have specific queries that are not covered they can be answered individually.

Directing people to LandLordzone or a professional LL association or the like is not really the solution - they have to register there and start from the beginning.

Perhaps a moderator can co-ordinate this and then every time there is a question like this they can be directed to the link.

Who knows it may even point a few existing LL's in the right direction!

  • I agree, even some "old" LL's may benefit.
    As a "retired" LA we used to give out new LL a list with our letting pack, it just lets them know what they will have to consider, as letting you house is different to living in it yourself.
    Be-littling somebody only make's you look a bully.
    Any comments I make on here are my opinions, having worked in the lettings industry, and through life.

    the two sticky threads at the top of this forum, if read, will tell a prospective new LL a great deal.

    if a prospective new LL cannot sign onto another forum and do a bit of reading to research his new business - god help his tenants when they need urgent help

    I can see why people think it is such a non starter - because its a sensible idea!

    You *don't* have to register on LLZone to access the wealth of information that is freely available. The purpose of many of us telling people to join a LL association is that it is the most effective way of keeping up to date with information on all of your legal obligations as a LL. Membership is cost effective too as you can set the costs against rental income for tax purposes, get discounts at builders yards, and on LL insurances.

    I agree with Clutton - and there is a search facility on here.................

    On that basis there should be NO sticky threads on any subject then. As the information is elsewhere on the Net.

    What is the big issue with having a checklist?

    Now more than ever there are people who would never have imagined having to rent out their property - who are feeling lost.

    Plus it is a question that is appearing over and over again - so on the basis of demand a sticky would be useful to them. One point of reference with a further suggestion to visit other recommended sites.

    To be fair AndrewSmith started the one on house buying. The mods then made it a sticky. If you wanted to start one you could.

    But there are some people on here so against LL's that anything we say is put down.
